A Guide to 55+ Active Adult Communities in Sarasota, Manatee, and Charlotte Counties

"Best 55-plus communities near Sarasota FL" — it's one of the most common searches I see from people planning a move to the Gulf Coast. And it makes sense. Choosing the right active adult community isn't just about the home. It's about the lifestyle, the amenities, the social environment, and the location relative to the things that matter to you — beaches, healthcare, family, or simply a walkable morning routine.
Sarasota, Manatee, and Charlotte Counties offer a wide range of 55-plus communities, from master-planned neighborhoods with resort-level amenities to quieter, smaller enclaves with a more intimate feel. Here's an honest look at the most notable options — what they offer, what they cost, and who they tend to suit best.
Lakewood Ranch: the 55-plus hub
Lakewood Ranch has become the primary destination for active adult living in the greater Sarasota area. The master-planned community offers multiple 55-plus villages, each with its own character, price point, and amenity package.
Del Webb Lakewood Ranch is one of the most recognized names in the space. The community features a 21,000-square-foot clubhouse, a full-time activities director, a resort-style heated pool, fitness center, walking and biking trails, and a robust calendar of social events. Homes range from the high $400s to well over $1 million, depending on lot size and customizations. This is a good fit for buyers who want a turnkey active lifestyle with a large social network built in.
Cresswind at Lakewood Ranch offers a slightly different approach with its "Set Yourself F.R.E.E." lifestyle program, which emphasizes personal fulfillment through fitness, education, social connection, and recreation. Pricing starts from around $479,000, with homes ranging from approximately 1,500 to 3,500 square feet. The community includes tennis and pickleball courts, an art studio, a resort-style pool, and a fitness center. It's popular with buyers who value a structured activity calendar and a community that actively encourages participation.
Del Webb Catalina is a newer Del Webb community within Lakewood Ranch, offering a smaller-town feel with the same access to the broader Lakewood Ranch infrastructure — medical facilities, shopping, dining, and cultural venues.
Venice and Wellen Park: coastal access and affordability
Venice has long attracted active adults who want Gulf Coast beach access without the price tag of Sarasota's barrier islands. Several 55-plus communities in the area offer excellent value with resort-level amenities.
Grand Palm in Venice is one of the more established options, with an 11-acre amenity campus that includes a clubhouse, fitness center, pools, and social gathering spaces. Paired villas start in the mid-$300s, with detached single-family homes ranging from the upper $300s to $800,000 for premium lots. This range makes Grand Palm accessible to a wider spectrum of buyers, from those right-sizing on a budget to those seeking a more spacious custom home.
Sarasota National, located in the Wellen Park area between Venice and North Port, is a large-scale 55-plus community with comprehensive amenities, including resort-style pools, fitness facilities, and access to healthcare services. Pricing spans the $300,000s to the $800,000s, with multiple home styles and floor plans. It appeals to buyers who want new construction with modern energy efficiency and a growing community infrastructure.
Sarasota proper: smaller communities with proximity
Inside Sarasota city limits, the 55-plus communities tend to be smaller and more established, with fewer resort-style amenities but closer proximity to downtown Sarasota, the arts scene, and healthcare facilities.
The Cascades at Sarasota is one of the most recognizable 55-plus communities in the city, known for its active social environment and well-maintained grounds. It's a good choice for buyers who prioritize a central location and an engaged community without the scale of a master-planned development.
Camelot Lakes offers a resort-style environment with more than 30 social events per year and a range of on-site amenities. It tends to attract buyers who want a lively, social atmosphere with easy access to Sarasota's cultural offerings.
Glen Oaks Manor is a quieter option located just minutes from downtown Sarasota, appealing to buyers who value a residential feel with quick access to cultural venues, medical facilities, and the waterfront.
North Port: value and space
North Port, located in southern Sarasota County, offers some of the most affordable 55-plus options in the tri-county area. Heron Creek is a notable community with an average home price around $460,000. Homes here tend to offer more square footage for the price compared to communities in Sarasota or Lakewood Ranch, which appeals to buyers who want space without the premium.
North Port also provides reasonable proximity to beaches in Venice and Englewood, and the area continues to grow with new retail, dining, and medical services.
Charlotte County: the quieter alternative
Port Charlotte and Punta Gorda, across the Charlotte County line, offer 55-plus communities at price points that often undercut Sarasota County by 15% to 25%. The trade-off is distance — you're farther from Sarasota's cultural corridor and the barrier island beaches — but the communities tend to be quieter, less congested, and more affordable.
For buyers who prioritize affordability, a slower pace, and access to Charlotte Harbor for boating and fishing, Charlotte County communities deserve serious consideration.
What should you evaluate before choosing a 55-plus community?
Beyond price and amenities, here are the questions I walk through with every buyer exploring active adult communities in this area:
HOA and CDD fees. Monthly fees vary significantly. A community with a full amenity package may charge $400 to $600 per month, while a simpler community may charge $200 to $300. Understand what's included and what the fee structure looks like over time — not just at the time of purchase.
Age restrictions. Most 55-plus communities require at least one household member to be 55 or older. Some communities allow a percentage of residents under 55, which matters if adult children visit frequently or if you're buying before retirement.
Rental restrictions. Many 55-plus communities restrict or prohibit short-term rentals. If you're considering purchasing as an investment before your own move, verify the rental policy first.
Resale history. Look at how homes in the community have appreciated or held value over the past three to five years. Strong resale history is a signal of demand and community health.
Proximity to healthcare. For many active adults, being within 15 to 20 minutes of a hospital or medical center is a priority. Sarasota, Manatee, and Charlotte Counties all have strong hospital systems, but the specific distance from your community matters.
New construction vs. resale. New construction in communities like Sarasota National and Cresswind offers modern energy efficiency, current building code compliance, and warranty coverage. Resale homes in established communities like Del Webb Lakewood Ranch may offer larger lots, mature landscaping, and a more settled neighborhood feel. Neither is inherently better — it depends on what you value.
How do these communities compare on price?
Here's a general range based on current market conditions across the tri-county area:
Venice / Wellen Park (Grand Palm, Sarasota National): $300,000s to $800,000s
Lakewood Ranch (Del Webb, Cresswind, Catalina): high $400s to $1.5 million
Sarasota city (Cascades, Camelot Lakes, Glen Oaks): $350,000s to $700,000s
North Port (Heron Creek): low $300,000s to $500,000s
Charlotte County: $250,000s to $500,000s
These are general ranges. Individual homes vary based on floor plan, lot, upgrades, and market conditions. The right community is the one that fits your lifestyle, your budget, and the life you want to live — not just the one with the lowest price per square foot.
What's it actually like to live in one of these communities?
The amenities are the hook, but the community is what keeps people. The buyers I work with who are happiest in their 55-plus communities are the ones who participate — they join the pickleball league, attend the social events, walk the trails, and show up. A community with a beautiful clubhouse and zero engagement feels very different from one where you know your neighbors by name within the first month.
The other thing worth saying honestly: right-sizing into a 55-plus community is still a significant life transition. It's leaving a home that held decades of your life and stepping into something new. That transition involves sorting through decades of belongings and coordinating a move — for a practical month-by-month guide, see my downsizing moving timeline. For a broader look at what retired life in the area actually looks like day to day, my guide to what retiring to Sarasota is really like covers the honest picture. The communities that do this well are the ones that make you feel settled, not displaced. That's what I look for when I help a client find the right one.
