Market Update
The Southwest Florida housing market continues to evolve through 2026. Here is a snapshot of the latest data across the three counties I serve, drawn from the June 2026 market report from the Realtor Association of Sarasota and Manatee (RASM), weekly brokerage reports, and Florida Realtors data (updated August 2026).

Charlotte County
The June 2026 RASM data shows a market with strong momentum across all three counties. Sarasota County single-family homes posted a median price of $492,450, up 8.2% year-over-year, with 805 closed sales and inventory tightening to a balanced 4.1 months of supply. Manatee County saw even stronger sales activity, with 890 single-family closings, up 26.2% year-over-year, and a median price of $490,000, up 11.4%. Charlotte County continues to be the most affordable coastal entry point, with a median price of $360,000, up 7.5% year-over-year, and 537 closed sales. Condo markets show more mixed conditions, with Sarasota County condo prices down 7.5% year-over-year while buyer demand remains solid. For sellers, pricing accurately to current market conditions is essential. For buyers, increased inventory and more negotiable terms — especially in the condo segment — create the most favorable conditions in several years.
