Market Update
The Southwest Florida housing market continues to evolve. Here is a snapshot of the latest data across the three counties I serve, drawn from the July 2026 market report from the Realtor Association of Sarasota and Manatee (RASM), released August 17, 2026, and Broker One data for Charlotte County (updated September 2026).

The July 2026 RASM data, released August 17, shows a broadly balanced market with clear pockets of strength. In Sarasota County, single-family homes are the tightest segment: the median price reached $493,500 (up 5.0% year-over-year), active inventory fell about 23.4%, and supply holds near 3.9 months. Manatee County single-family pricing was essentially flat (up 1.0% to $495,000) while sales volume climbed 11.2%. Charlotte County remains the most affordable and softest market, with a median sale price near $289,499, average days on market of 128, and clear value for buyers. The condo markets split as well: Sarasota's condo median rose 13.3% as sales jumped about a third, while Manatee condos leaned toward buyers with prices down 1.9%. For sellers, pricing accurately to current conditions is essential. For buyers, more inventory and longer days on market outside the tightest single-family segments create the most favorable conditions in several years.
