The September 2026 RASM data, released October 16, shows both counties' single-family medians landing at $485,000, Sarasota up 7.8% year over year and Manatee up 3.2%. Sarasota County was this month's standout: 681 single-family closings, up 5.4%, with condos and townhomes surging 34.3% year over year to 309 sales at a $335,000 median, part of 990 residential sales generating more than $1 billion in volume. Manatee single-family sales eased 3.9% year over year to 636 closings while inventory tightened to 2,610 homes at 3.9 months of supply. Charlotte County remains the most affordable market at a $320,000 median, up 7.0% year over year, with 529 sales and active inventory down 23.1% from a year ago at about 4.3 months of supply. For sellers, Sarasota's faster absorption, 51 median days to contract versus 64 a year earlier, supports well-priced listings, and Charlotte's depleted inventory and rising median favor anyone listing now. For buyers, Manatee's easing sales count and Charlotte's longer days on market keep negotiating room in those two markets, while Sarasota's firming prices are the tightest competition to face.
