Charlotte County Real Estate Market: Port Charlotte and Punta Gorda Data for Late 2026

Charlotte County is entering the 2026-27 season with more homes for sale, steadier prices, and slower timing than Sarasota and Manatee. As of late October 2026, the county holds about 2,024 active listings, up roughly 2.9 percent from September, with the median list price near $340,000 and the median sale price down about 3.3 percent from a year ago. Here is what the latest published data shows for Port Charlotte, Punta Gorda, and the communities around them.

How is the Charlotte County market doing heading into the 2026-27 season?

County-wide, the most recent reports and trackers show about 2,024 homes for sale in October 2026, up about 2.9 percent from September. The median list price sits near $339,900 to $340,000, and the median sale price came in around $322,000 to $325,000 for August and September, down roughly 3.3 percent from a year earlier. Months of supply was about 4.3 in September, and average days on market ran about 109 in August, with some trackers reporting closer to 128. The pattern is an even, slower market rather than a falling one: prices are down modestly, inventory is up, and homes take longer to sell than they did a few years ago.

What is happening in Port Charlotte?

Port Charlotte's median sale price came in around $276,000 over the three months through August per Redfin, and about $300,000 in Momentum Realty's September tracker, down 4.9 percent from a year earlier. Days on market ran roughly 53 to 74 depending on the source, and the 33953 ZIP code, the canal-heavy pocket near the Peace River, showed a median around $304,000 in October with about 53 days to contract. Port Charlotte is where most of the county's affordable waterfront still exists, which is why downsizers and first-time buyers keep circling back to its canals.

What is the Punta Gorda market showing?

Punta Gorda's median sale price was about $425,000 over the six months through September, with Redfin's three-month read closer to $442,000. Active listings ran between about 1,092 and 1,115 in October with a median list price near $340,000, a gap that tells the story of a market where pricing has to be right from the start. Days on market ran about 77 to 109. In the premium waterfront enclaves of Punta Gorda Isles and Burnt Store Isles, October tracking showed 97 homes for sale, 27 sales, and 30 pending, a healthy pace for that price tier.

What about North Port and the ranch communities?

North Port sits in Sarasota County, directly on Charlotte County's northern border next to Port Charlotte, so buyers looking at this corridor nearly always have it on the list. Its median sale price was about $229,500 in September per mybrokerone, while Momentum's October read of the 34288 ZIP code shows about $325,000, a spread that reflects the mix of established resales and new construction across a very large city footprint. To the east, Babcock Ranch spans across Charlotte and Lee counties, and buyers weighing it should start with the Babcock Ranch guide for retirees and downsizers.

Is Charlotte County a buyer's market or a seller's market right now?

Months of supply around 4.3 is close to the 5 to 6 month range that agents typically call balanced, which puts Charlotte County somewhere between balanced and buyer-friendly. Compare that with Sarasota County's single-family months of supply at 3.7 in Q3 2026, and the difference is clear: Charlotte County buyers have more inventory, more time, and more room to negotiate, while Sarasota County stays tighter. That is not a reason to lowball an offer, it is a reason to make an informed one with current data behind it.

What should Charlotte County sellers do now?

With the median sale price down about 3.3 percent year over year and days on market above 100, the homes getting sold are the ones priced from day one and presented well. A pre-listing inspection, an honest review of comparable sales from the last 90 days, and pricing grounded in that data matter more in this market than in a fast one. The good news is that seasonal buyers arrive in force from November through April, and Punta Gorda and Port Charlotte remain two of the strongest value propositions on Florida's Gulf Coast.

Where should downsizers and retirees focus in Charlotte County?

Punta Gorda offers a historic waterfront downtown with the Harborwalk, Fishermen's Village, and a walkable main street, covered in more depth in the Punta Gorda and Port Charlotte local's guide. Port Charlotte's canal communities deliver the most affordable waterfront for the money. North Port and its newer neighborhoods stretch a budget the furthest, and buyers weighing it can start with the living in North Port guide. The common thread across all of them is that your dollar goes further than it does north of the county line, and the trade-off, a slower pace and a quieter calendar, is exactly what many downsizers are looking for.

Data notes: figures in this post come from publicly published market reports and trackers as of late October 2026, including the Helgemo Team's October 2026 Charlotte County housing update, Redfin market pages, Momentum Realty's Florida Housing Tracker, mybrokerone, and Charlotte County Properties. Sources use different methodologies and geographies, so treat each figure as directional. Nothing here replaces an up-to-the-week look at the specific area and price range you care about.
