Living in Lakewood Ranch, Florida

The complete guide to Florida's No. 1 master-planned community. Waterside, downtown, neighborhoods, schools, amenities, and what makes Lakewood Ranch one of the most sought-after places to live in Southwest Florida.

Introduction

A community built around how you want to live.

Lakewood Ranch is one of the most successful master-planned communities in the United States. Spanning more than 33,000 acres across both Manatee and Sarasota counties, it is home to over 50,000 residents living across more than 50 villages, each with its own character, architecture, and lifestyle.

It has been ranked the No. 1 best-selling multigenerational master-planned community in the country for eight consecutive years (2018 through 2025) according to independent research from RCLCO Real Estate Consulting and Zonda. That ranking is not just about sales volume. It reflects demand from a wide range of buyers — families, retirees, remote workers, investors, and seasonal residents — who are choosing Lakewood Ranch over every other planned community in the nation.

What makes it work is the balance. A-rated schools, more than 150 miles of trails, ten golf courses, three town centers, a full-service medical center, and resort-style amenities in almost every village. It is designed so that residents can live, work, play, and age in place without leaving the community. Yet its location east of I-75 means Sarasota's beaches, SRQ Airport, and downtown Bradenton are all within a 15- to 30-minute drive.

I help buyers and families find homes in Lakewood Ranch regularly and I know the community inside and out. This guide covers everything someone needs to know before moving to or buying in Lakewood Ranch.

Overview

One of the largest master-planned communities in America.

The land that became Lakewood Ranch traces back to 1905, when John Schroeder assembled the acreage as Schroeder-Manatee Ranch. In 1922, the Uihlein family (founders of Schlitz Brewing) purchased it and operated it as a working cattle and citrus ranch for decades. The Development of Regional Impact was approved in 1989, and the first residential models opened in February 1995. What has emerged since is one of the most thoughtfully planned communities in the country.

Lakewood Ranch is not a single development. It is a collection of distinct villages, each built by different builders with different price points, architectural styles, and amenity packages. This variety is one of its greatest strengths. A young family, a couple in their 60s downsizing, and a luxury buyer looking for a golf estate can all find a home here, often within a few miles of one another.

The community is organized around several town centers — Waterside Place, Main Street, and The Green — which provide dining, shopping, entertainment, and gathering spaces. The Lakewood Ranch Medical Center provides hospital-level care within the community. And the extensive trail network connects every village to parks, preserves, and each other.

Waterside

Lakefront living and a town center that brings the community together.

Waterside is the newest and most vibrant district in Lakewood Ranch. At its center is Waterside Place, a 36-acre lakefront town center built around Kingfisher Lake. The design is walkable and intentional — a boardwalk lines the waterfront, connecting restaurants, shops, and gathering spaces.

Dining options include Osteria 500 (Italian), Korê Steakhouse, Deep Lagoon Seafood & Oyster House, Good Liquid Brewing Co., Allswell (gastropub), Agave Bandido (Mexican-American), Forked at Waterside, and Eatalia Italian market. For coffee and breakfast, O&A Coffee Supply and CROP Juice are neighborhood staples. Duck Donuts and Kilwins cover the sweet tooth.

Shopping at Waterside includes Monkee's boutique, Florida Provisions Co., Marmalade home decor and apparel, The Black Dog resort wear, and La Chic Boheme spa. The boardwalk hosts live music, outdoor movies, seasonal celebrations, and community events throughout the year.

The Lakewood Ranch Farmers Market is held every Sunday at Waterside Place from 10 AM to 2 PM. It was ranked the No. 1 farmers market in the United States for 2025. More than 100 vendors offer organic produce, flowers, spices, honey, bread, baked goods, prepared foods, pet products, and jewelry.

Residential neighborhoods within Waterside include Emerald Landing, Kingfisher Estates, LakeHouse Cove, Nautique at Waterside, Shellstone at Waterside, and Shoreview. These offer a mix of townhomes and single-family homes, many with lake views and direct access to the trail system.

Main Street & Downtown

The heart of the community, where neighbors gather.

Main Street at Lakewood Ranch is the original town center and remains a beloved gathering place. It features a walkable streetscape with more than 30 boutiques, restaurants, and services. Dining options range from 131 MAIN Restaurant and Owen's Fish Camp to Casa Maya Mexican, Bar Italia, Remy's on Main, and Inkawasi Peruvian cuisine.

The First Friday street festival takes place monthly on Main Street, with live music, food trucks, artisans, and a community block party atmosphere. The Lakewood Ranch Cinemas provides a classic movie-going experience. The Fish Hole offers mini-golf for families.

The Green is a 37-acre shopping center anchored by Publix, with additional retail, dining, fitness, and services. Chamberlin's Natural Foods at Waterside and Detwiler's Farm Market provide specialty and organic grocery options.

Lakewood Ranch has its own medical center. The Lakewood Ranch Medical Center is a full-service hospital with emergency care, surgical services, and a network of specialist practices. Several urgent care centers and outpatient clinics serve the community as well.

The area also includes business and employment centers, making it possible for residents to work within the community. The Lakewood Ranch Corporate Park and several medical office buildings provide professional employment close to home.
