Living in North Port, Florida: What Downsizers and Retirees Should Know

When clients ask me where to get the most value in Sarasota County, North Port is one of the first places I mention. It's the most affordable city in the county, it's growing fast, and it offers a quality of life that many relocators and downsizers find surprisingly comfortable — especially if they've been pricing themselves out of neighborhoods closer to the coast. Here's an honest look at what North Port offers, who it suits best, and what to understand before making a move.
Why is North Port one of Florida's fastest-growing cities?
North Port has been one of the fastest-growing cities in Florida for several years running. Its population is now over 100,000, and it grew by more than 34 percent between 2020 and 2026. That kind of growth doesn't happen by accident. People are moving here because the math works — they can afford a newer home, on a larger lot, in a community that still feels like Florida, without the price tag of Sarasota or Venice.
The city sits in the southern portion of Sarasota County, roughly 20 miles southeast of Venice and about 80 miles south of Tampa. It's inland, not coastal, which is part of why the pricing stays accessible. But you're still within a 30- to 40-minute drive of Gulf beaches, and you have easier access to I-75 for travel north or south.
What do homes cost in North Port right now?
The median home sale price in North Port as of mid-2026 is approximately $344,000 to $350,000 for a single-family home. That's significantly lower than the Sarasota median of roughly $487,000 and the Venice median near $398,000. New construction starts in the mid-$260,000s, which is 20 to 35 percent below comparable homes in nearby Wellen Park or Venice.
For buyers and downsizers coming from markets where they've built significant equity over 20 or 30 years, North Port can offer something rare: the ability to purchase a newer home, potentially paid off or with a very manageable mortgage, and free up cash flow for travel, healthcare, or simply a less financially pressured retirement.
Inventory has also increased meaningfully — up over 60 percent since 2024 — which gives buyers more negotiating room and more time to make a careful decision.
What does the day-to-day lifestyle feel like?
North Port is quieter than Sarasota or Bradenton. It doesn't have the walkable downtown, the arts scene, or the restaurant density of those larger cities, and it's important to go in knowing that. What it does have is space, newer infrastructure, well-maintained subdivisions, and a slower pace that many retirees find appealing.
The city is known for its canal system — North Port has more canal frontage than any other city in Florida, and some of those canals are navigable to the Myakka River and eventually to the Gulf. If waterfront access without waterfront pricing matters to you, this is one of the few places in the region where that's possible.

How does healthcare access compare?
Healthcare is a common concern for retirees, and it's a fair one to raise for North Port. The city has a HCA Florida Fawcett Hospital within its boundaries and several medical clinics. For more specialized care, Sarasota Memorial Hospital and its network of facilities are accessible via I-75, roughly 35 to 45 minutes north. It's not as immediately close as living in central Sarasota, but it's manageable, and the proximity to major medical centers in Sarasota and Port Charlotte provides good coverage.
Who does North Port suit best?
North Port tends to work well for:
- Downsizers who want to maximize equity. If you've owned a home in a higher-priced area and want to reduce your housing cost while staying in Sarasota County, North Port gives you the most purchasing power.
- Retirees relocating from out of state. The price point makes it less financially risky to move to an area before you've fully explored it. You can buy in, settle, and then decide whether you want to stay long-term or move closer to the coast later.
- Couples who prefer space over walkability. If you don't need a walkable downtown and you value larger lots, newer construction, and a quieter setting, North Port delivers that.
- People who want to be near family in Sarasota or Charlotte County. North Port sits right on the border between the two counties, making it convenient to visit family in Port Charlotte, Punta Gorda, Venice, or Englewood.
What should you watch out for?
A few honest considerations:
Distance to the coast. North Port is inland. If beach access is a daily priority rather than an occasional outing, you'll want to weigh that. The Gulf beaches are reachable, but they're not around the corner.
Growth growing pains. The rapid population growth has strained some infrastructure. Traffic along U.S. 41 and at certain intersections can be frustrating during peak times. The city is investing in road improvements, but it's a process.
Homeowner association rules. Many of the newer communities have HOAs with specific requirements around exterior maintenance, landscaping, and vehicle storage. If you're accustomed to more freedom, review the Covenants, Conditions, and Restrictions before committing.
Flood zones. Parts of North Port are in flood zones, and some areas experienced significant flooding during Hurricane Ian in 2022. A flood zone determination should be part of any purchase due diligence, and flood insurance may be required depending on the property's location.
Is North Port worth a closer look?
If you're exploring where to land in the Sarasota, Manatee, or Charlotte County area and you want to be thoughtful about your budget, North Port deserves a visit. It won't feel like Siesta Key or downtown Sarasota, and that's not a flaw — it's just a different kind of community with different strengths.
