Living in Nokomis and Osprey: A Local's Guide to Sarasota County's Quiet Coastal Towns

Nokomis and Osprey are two quiet, unincorporated communities on Florida's Gulf Coast between downtown Sarasota and Venice, and they are where a surprising number of my relocating and downsizing clients end up. They offer easy beach access and a calm retirement pace at prices noticeably below Siesta Key or Longboat Key. If you want calmer streets than the resort towns, here is what to know about both.

Where Are Nokomis and Osprey, Exactly?

Both communities sit just north of downtown Venice along US-41 in the southern stretch of Sarasota County. Osprey, home to roughly 6,400 residents with a median age around 58, lies about midway between downtown Sarasota and Venice. Nokomis, home to roughly 3,300 residents with a median age in the mid-50s, continues a few miles closer to the Gulf. You are about 15 to 20 minutes from I-75, which keeps the airport and both counties within easy reach.

Health care is close, which matters to many retirees. Venice Regional Bayfront Hospital is about 2.6 miles from Nokomis, and Sarasota Memorial's Laurel Road campus is about three miles away.

What Is the Beach Scene Like?

Nokomis Beach is the oldest public beach in Sarasota County: 22 acres, about 1,700 feet of Gulf frontage, free entry and parking, year-round lifeguards, a historic pavilion, and a boat ramp and kayak launch. Snorkeling and shelling are local rituals, and on Wednesday and Saturday evenings a drum circle gathers on the sand near sunset.

Casey Key, the 8-mile barrier island just offshore, is mostly gated estates with prices well into the millions, while public access near the north end keeps the sand open. Osprey has no beachfront of its own; residents make the short drive to Nokomis Beach and launch kayaks into Little Sarasota Bay close to home.

What Do Homes Cost in Each Town?

Set the two side by side and the difference is real. In 2026, Nokomis's overall median price sits around $550,000, about $264 per square foot, with condos in the $390,000 range and 55-plus villas starting in the $200,000s. Newer gated neighborhoods like Sorrento South land around $598,000, and Casey Key waterfront homes go well past $3 million.

Osprey runs a step above. Median prices sit in the $650,000 to $740,000 range, roughly $370 per square foot, with most homes between the $400,000s and $2 million. Waterfront neighborhoods such as Sorrento Shores and Southbay tend to run below comparable homes in Sarasota proper.

Which Town Fits the Way You Want to Live?

Nokomis is the more Old Florida of the two: an older housing stock, a casual pace, and a lower entry point. It has active 55-plus communities like Beach Manor Villas and Villa Bellacina, and cost-of-living estimates put a retired couple's typical monthly spending at about $3,940.

Osprey skews slightly more upscale and more school-savvy. It is home to Oscar Scherer State Park, the Legacy Trail paved path, and golf and tennis communities such as The Oaks. Pine View School, a countywide gifted magnet with a campus in Osprey, is one of the most recognized public school names in Florida; it is application-based rather than zoned. Nokomis students mostly feed Laurel Nokomis K-8 and Venice High School.

What Should You Know Before You Move Here?

Neither town has a bustling downtown or much nightlife, and residents lean on Sarasota and Venice for dining, shopping, and the arts. That is often exactly why they choose these towns: quiet at home, everything else a short drive away. Expect the usual Southwest Florida details, flood zones near the bay and Gulf, insurance costs, HOA rules in the gated communities, and the homestead exemption once you establish residency. They are details to understand before you commit.
