Casey Key, Florida: A Quiet Luxury Island on Sarasota's Gulf Coast

Written by Kim Donahue, REALTOR® with Medway Realty | 30+ Years of Real Estate Experience · Updated October 26, 2026

Casey Key is the quiet, exclusive barrier island that sits between Venice and Siesta Key, and it may be the closest thing Southwest Florida has to a private coastline. Roughly eight miles long and under three hundred yards wide in places, it has no traffic lights, no shops, no high-rises, and a year-round population under 500. If you are looking at luxury waterfront homes in Sarasota County and want privacy more than nightlife, here is what living on Casey Key is really like.

Where is Casey Key, and what makes it different?

Casey Key runs north and south in Sarasota County, about 15 miles south of downtown Sarasota, off the mainland communities of Nokomis and Osprey. Two bridges cross Blackburn Bay to reach it: the historic one-lane swinging Blackburn Point Bridge, built in 1926 and listed on the National Register of Historic Places, on the north end, and Albee Road on the south. One road runs the length of the island. There is no commercial district, no hotel strip, no condo towers. A deed-restricted residential covenant has held since the 1950s, and much of the island sits under conservation protection.

What kind of homes are on Casey Key?

Waterfront is the norm. Gulf-front estates sit on the west side, bay-front homes with private docks line the Intracoastal on the east, and because the island is so narrow, some Gulf-to-bay lots give a property water on both sides. Styles run from historic beach bungalows and 1960s ranch homes to Spanish-influenced estates and custom Gulf-front mansions. Prices in a typical range go from around $700,000 for a bay-front or bungalow-style property into the millions for direct Gulf frontage, with a median home price around $3.85 million and signature Gulf-front estates trading well above that. It is one of the more expensive addresses in Sarasota County, and buyers are paying for privacy, shoreline, and a piece of Old Florida that is not being rebuilt into a resort.

Is Casey Key the right fit for you?

Casey Key suits buyers who want the beach and the boat over restaurants and crowds. The Gulf side is an unspoiled, uncrowded white-sand beach with natural dunes, known for shelling and fossilized shark-tooth hunting, and because most of the shoreline sits in front of private homes, it rarely feels busy. It is also a nesting beach for loggerhead sea turtles, and the mangroves and islands nearby are full of shorebirds. If you want to step off your lanai onto the sand, keep a boat at your own dock, and live among a small year-round community, it fits. If you want to walk to coffee shops and boutiques, it will not, and that is worth knowing before you look.

What should buyers know before buying on Casey Key?

Beach access is deliberately limited, so know the public access points at the south end, Nokomis Beach and North Jetty Park, and plan around them for guests. Because Casey Key is a low-lying barrier island, flood zone placement and elevation matter, and homeowners insurance reflects the hurricane risk, especially after Hurricanes Helene and Milton in 2024. Older homes may need elevation or hardening work, which is part of the true cost. And because erosion and renourishment are ongoing conversations for island communities, ask how a property and its association handle shoreline maintenance before you commit.

How does Casey Key compare to Siesta Key?

Siesta Key is busy, walkable, and famous for its village and its beach. Casey Key is the quieter sibling: undeveloped, private, and almost entirely residential. Buyers who love Siesta's energy often rent or visit there and live on Casey Key. For luxury buyers and empty nesters in Sarasota County who are right-sizing from a larger inland estate to a maintenance-light waterfront home, the trade is simple: you give up walkable shops, and you gain a stretch of coast that feels like your own.
