However, trophy properties that are well-positioned, accurately priced, and in the most desirable locations -- waterfront estates on the keys, for example -- are still going under contract in 30 to 60 days. The gap between what sells quickly and what sits is wider than it has ever been, and that gap is where informed buyers find value.

The luxury threshold in Sarasota County now sits at approximately $1,348,000, up 34.8% year over year. That number reflects a shift in the mix of what is selling, not runaway inflation. Closed sales of $1 million-plus properties surged 50% in June 2026 compared to the same period last year, and nearly 1 in 9 homes sold in Q2 2026 closed for $1 million or more. Cash transactions dominate the luxury market, with 64.7% of high-end condo purchases being all-cash. While mortgage rates remain above pandemic-era lows, the impact on the luxury market is different than on the entry-level market.
