Downsizing or Moving This Holiday Season: How to Make It Feel Manageable

Written by Kim Donahue, REALTOR® with Medway Realty | 30+ Years of Real Estate Experience · Updated October 21, 2026

The holidays are coming, and so is the question of what to do with the family home. If you are in the middle of a downsizing move this season, you are not alone. This is the time of year when many clients in Sarasota, Manatee, and Charlotte Counties tell me the house feels too big, the list of things to sort feels endless, and the thought of a move feels heavier than it should. Here is how to keep the season warm and the process manageable, one small step at a time.

Should you wait until after the holidays to sell?

Not automatically. Florida's selling season runs backward from the rest of the country: snowbird buyers are actively looking from November through April, often shopping seriously while they are here for the season. If your home is priced well and ready, listing in late fall can put it in front of buyers who are here and motivated right now. If the holidays would simply become too much, waiting until January is a perfectly reasonable choice. There is no wrong timing, only the timing that fits your life, and I will help you make that call honestly rather than push you either way.

How do you keep the holidays meaningful while boxes are everywhere?

Keep the celebration about people rather than things. Choose one or two traditions that matter most and let the rest go without guilt. Keep one room as the holiday anchor, the place where the tree goes and dinner happens, and let the other rooms be works in progress. The box of ornaments can wait. The gathering cannot. The years when a move overlaps the holidays are often remembered less for the clutter than for the family that showed up to help.

Where do you even start with decades of belongings?

Start small, and start somewhere finite: one drawer, one shelf, one cabinet. Sort everything in that single space into keep, sell, donate, and let go, then move to the next. Big projects like a full attic or garage are better broken into timed sessions with a helper than faced all at once. For the physical heavy lifting, there are vetted organizers, movers, and estate-sale professionals who do this every day, and I can make the introductions. You do not have to sort thirty years of belongings in a weekend.

What do you do when family members disagree about what to keep?

Give everyone a voice, then keep the decision where it belongs: with the person whose home it is. Adult children often attach meaning to objects their parents have already let go of emotionally, and guilt can pull a downsizing plan off course. Take the pressure off by acknowledging the memories out loud, photographing keepsakes, and letting the person making the move set the pace. My role is patient, judgment-free guidance that keeps your goals, not outside pressure, at the center of every decision.

What can you do today that takes less than an hour?

Pick one small space and finish it. A single drawer, a shelf of cookbooks, the hall closet. A completed box is momentum, and momentum is what a long move runs on. If you are weighing whether now is the time to list, start with a straightforward conversation about what your home is worth in this market and what a realistic timeline looks like. That takes less than an hour too, and it answers the question at the back of your mind all season.
