Cost of Living in Charlotte County vs. Sarasota County: What Retirees Should Know

Charlotte County is the more affordable retirement base on Florida's Gulf Coast, and the gap is not small. Typical home values run roughly 25 to 35 percent lower than Sarasota County's, everyday costs run slightly below the national average instead of above it, and 2026 insurance rates are a little lower too. Sarasota still commands a premium for its arts, dining, beaches, and larger healthcare network. Here is the line-by-line comparison for retirees and downsizers deciding between the two.

How much cheaper are homes in Charlotte County?

Sarasota County's typical home value was about $399,000 in June 2026 on the Zillow Home Value Index, with median single-family sales running roughly $460,000 to $490,000. Charlotte County's typical home value is about $298,000, with median sale prices around $332,000 in Punta Gorda and about $288,000 in Port Charlotte, and county-wide medians around $315,000 to $355,000 depending on the source. In plain terms, the same budget buys meaningfully more home in Charlotte County, which is why so many downsizers trade a Sarasota price tag for Punta Gorda or Port Charlotte waterfront.

How do property taxes really compare?

Charlotte County's effective tax rate runs higher, around 0.84 to 0.96 percent, with a median annual bill near $2,991 on the county's typical home. Sarasota County's effective rate is lower, around 0.74 percent, with a median annual bill near $3,476 because the homes are worth more. After Florida's $50,000 homestead exemption and the 3 percent Save Our Homes assessment cap, the dollar-size bills end up similar, and in some cases lower in Sarasota. The tax rate alone is not the story; the home value and the homestead cap matter just as much.

What does homeowners insurance cost in each county?

2026 average quoted rates run about $3,457 a year in Sarasota County and about $3,160 in Charlotte County, per Florida Office of Insurance Regulation county averages published through insurance guides, with Citizens average city rates around $2,730 in Port Charlotte and $3,110 in Punta Gorda. Rates remain high compared with most of the country, but 2026 reductions, including an average Citizens cut of about 8.8 percent, are helping both counties, and newer construction and newer roofs earn the biggest discounts.

What about everyday costs such as groceries, utilities, and healthcare?

Charlotte County and Punta Gorda run about 1 to 6 percent below the U.S. average for overall cost of living, while Sarasota runs about 5 to 14 percent above it. Sarasota's overall cost of living is roughly 11 percent higher than Punta Gorda's, and for a single person, monthly expenses run about $2,400 in Port Charlotte and $2,600 in Punta Gorda. Healthcare costs are roughly in line between the counties, with Sarasota offering the larger hospital network anchored by Sarasota Memorial.

Which county scores better for retirement overall?

RetireScorecard, which weighs affordability, healthcare access, and climate among other factors, gives Charlotte County the overall retirement edge at 57 versus 50 for Sarasota County, a gap driven almost entirely by affordability. That does not make Sarasota the worse choice, it makes it a different choice: you are paying for the arts scene, the dining, the beaches, and the big-hospital network. For retirees whose priority is making their savings last while staying on the Gulf Coast, the budget math in Charlotte County is hard to argue with.

So who should choose Sarasota, and who should choose Charlotte County?

Choose Sarasota County if culture, walkability, and proximity to beaches and a major hospital matter more than square footage, and you are comfortable paying for them. The cost of living in Sarasota guide goes deeper on that side of the ledger. Choose Charlotte County if you want the most home and the most waterfront for the money, a slower pace, and a lower monthly nut, with Sarasota still an easy drive north for an evening out. The Punta Gorda and Port Charlotte guide and the best places to retire near Sarasota comparison will help you picture day-to-day life in each. A weekend visiting both usually settles the question faster than any spreadsheet.
