Downsizing While You're Still Working: What a Right-Sized Home Really Needs

If you are over 60, still working, and thinking about a smaller home, you are not alone, and you do not have to give up your work life to simplify your home life. Roughly one in five Americans 65 and older is still working or looking for work, and many of them are right-sizing here in Sarasota, Manatee, and Charlotte Counties. Right-sizing while you still work is not about buying the smallest floor plan you can find. It is about finding a home that fits both your work and your life with less upkeep. Here is what to think through before you start looking.
Why do so many downsizers end up buying the same size home?
National data shows a gap between what people say they plan to do and what they actually do. In the National Association of Realtors' 2025 generational study, buyers in their sixties and early seventies who sold a home around 2,000 square feet bought another home about the same size. Real trimming, around 300 square feet, did not show up until buyers reached their eighties. The usual reason is that a working life needs a real office, guest space for family who visits, and room for the things you still use. That is not a failure to downsize. It is a reminder to plan around how you actually live, not around a target number.
What should you look for if you still work from home?
A dedicated room with a door matters more than total square footage. Reliable high-speed internet is now a non-negotiable for many buyers, so it is worth checking fiber and cable availability in a neighborhood before you fall for it. Single-story layouts, zero-step entries, and wide doorways matter whether you need them today or not, because the home should still work for you in fifteen years. Low-maintenance finishes like tile or quality vinyl plank instead of wall-to-wall carpet, and a screened lanai that doubles as a second work spot on a nice day, are the details that make daily life easier.
How much home do you actually need?
List the rooms you use in a typical week, not the rooms you use twice a year. For most working downsizers that comes down to a primary suite, one true office with a door, a guest room, and a great outdoor living space. Many 55-plus and active-adult communities across Lakewood Ranch, Bradenton, Venice, North Port, and Port Charlotte build floor plans around exactly that combination, with a clubhouse and pool that give you the extras without the upkeep.
Where in Sarasota, Manatee, and Charlotte Counties should you look?
The three counties give you a wide range of choices. Lakewood Ranch and Bradenton offer master-planned communities with strong amenities and internet. Venice and its surrounding neighborhoods have a walkable downtown. North Port, Port Charlotte, and Punta Gorda stretch your budget the furthest. Walkability to groceries, a pharmacy, and a doctor matters more once you are working and want your free hours back, so a short drive to the essentials is a feature, not a compromise.
What should you avoid when you right-size?
Do not buy the smallest footprint if it means giving up the room you work in. A home with no office will not feel right-sized, it will feel cramped. Do check the HOA rules, the flood zone, and the insurance cost before you fall in love with a property, because those numbers shape your monthly cost more than the mortgage does. And think about resale: a home that works for you at 62 will likely work for the next buyer at 72.
