I understand why waiting feels like the responsible move. When the headlines say "wait and see," it's easy to believe the smartest thing you can do is nothing. But after 30 years in this business, I've watched the same pattern play out again and again: buyers wait for the perfect rate, and by the time it arrives, the prices they were waiting on have already moved.
