The county recorded 7,521 closed sales -- essentially flat compared to 2024 -- and active inventory sat at about 2,687 listings, representing a 4.3-month supply. That is a balanced market, leaning slightly in favor of buyers.
The median time to contract was approximately 59 to 60 days, and sellers received roughly 92 percent of their original list price on average. Cash buyers made up about 29 percent of single-family transactions.
Condos and townhomes
Manatee County's condo and townhome market saw 2,719 closed sales in 2025, up about 4.8 percent year over year. The median sale price was approximately $310,000, down about 8.6 percent. Inventory sat at 8.1 months of supply -- a buyer's market. As in Sarasota County, rising costs and regulatory changes have slowed the condo segment.

By late 2025, the median sale price for single-family homes was approximately $325,000 to $339,000 -- down about 1.5 to 5 percent year over year depending on the month and specific submarket. The median price per square foot fell to roughly $184 to $201, reflecting both price adjustment and a shift in the mix of homes sold.
Days on market stretched to an average of 79 to 82 days -- significantly higher than the tight inventory years -- and inventory rose substantially through 2025. The market has shifted from a seller's market toward a more balanced or even buyer-favorable position.
