Lakewood Ranch, Waterside, or Wellen Park? What the Streets Are Really Saying

A woman in a local Facebook group recently asked a great question:

"I'm selling my house in South Sarasota in 2027 and most likely moving to the Lakewood Ranch or Waterside area. I would love pickleball, golf, a community pool, and maybe a restaurant or bar. I don't necessarily want an age-restricted community. Is Wellen Park the new move? What are the streets saying?"

This is exactly the kind of question I love because there isn't one community that is automatically "the best." Lakewood Ranch, Waterside, and Wellen Park each offer something different.

The right answer depends on whether your priority is golf, social life, newer construction, proximity to Sarasota, access to the beaches, or having restaurants and activities close enough that you don't feel isolated inside your neighborhood.

So, let's talk about what each area actually offers, and what I would recommend touring before making a decision.

First, Lakewood Ranch Is Not Just One Neighborhood

This is where buyers can get confused.

Lakewood Ranch is a very large master-planned community made up of many individual villages. Each village has its own housing styles, amenities, fees, personality, and sometimes a separate club membership.

Some communities are designed around golf. Others focus on resort-style amenities, pickleball, social activities, or proximity to shopping and restaurants. There are both age-restricted and all-age options.

Lakewood Ranch also has an established network of shopping, healthcare, parks, restaurants, activities, and town centers. Its Golf and Country Club currently features four golf courses, multiple clubhouses, fitness facilities, tennis, pickleball, dining, and organized social activities. Membership availability and costs should always be confirmed independently before purchasing.

For someone who wants golf, pickleball, a pool, and a built-in social life without choosing a 55+ community, these would be high on my Lakewood Ranch tour list.

Esplanade at Azario

Esplanade at Azario is one of the first communities I would consider for this wish list.

It is an all-age, gated community with an 18-hole golf course, resort-style pool, pickleball, tennis, fitness and wellness facilities, planned activities, and places to gather for food and drinks.

This is a good match for someone who wants the resort lifestyle and an active social calendar. However, buyers need to understand whether a particular home includes a golf membership or a different membership level because that can affect both the price and ongoing expenses.

Best fit: Someone who wants golf, amenities, activities, and a vacation-at-home feeling.

Lakewood National

Lakewood National is another strong contender, especially when golf is a serious priority.

It offers two championship golf courses, a resort-style pool, pickleball, fitness facilities, spa services, clubhouse dining, and a very active country-club environment. Golf membership is generally connected to homeownership, so buyers should closely examine the membership structure, annual fees, food minimums, and transfer requirements before purchasing.

This community may appeal to someone who wants to meet people, play regularly, and have much of their recreation available without leaving the neighborhood.

Best fit: The committed golfer who also wants a pool, pickleball, dining, and an established social scene.

Calusa Country Club

Calusa Country Club is one of the newer golf-centered options in Lakewood Ranch.

It offers a range of housing choices and is being developed around an 18-hole golf course with resort-style amenities, pools, racquet sports, dining, and clubhouse facilities.

Because Calusa is newer and portions may still be developing, it is important to distinguish between amenities that are already open and those that are planned. New construction incentives can also look attractive, but they should be compared against financing terms, closing costs, future fees, and resale alternatives.

Best fit: Someone who wants new construction and a golf-community lifestyle and doesn't mind living through some continued development.

What About Waterside?

Waterside is technically part of Lakewood Ranch, but it has a very distinct personality.

Its biggest lifestyle advantage is Waterside Place, a lakefront town center with restaurants, shopping, live music, community events, a farmers' market, parks, and places to meet friends for dinner or drinks. Current dining choices include Osteria 500, Agave Bandido, Deep Lagoon, Good Liquid Brewing Company, Korê Steakhouse, and several casual options.

This is where Waterside really shines. It feels lively, walkable in certain areas, and connected to the Sarasota side of Lakewood Ranch.

However, most Waterside neighborhoods are not traditional bundled-golf communities. You may have beautiful pools, pickleball, fitness centers, lakes, trails, and lifestyle directors, but golf may require a separate club membership or a drive to a nearby course.

LakeHouse Cove

LakeHouse Cove offers a resort-style pool, clubhouse, fitness center, pickleball, parks, walking areas, lake access, and an active community calendar.

It is a great option for someone who wants an active, social neighborhood near Waterside Place but doesn't need golf included with the home.

Shellstone at Waterside

Shellstone offers villas and single-family homes, a lifestyle director, resort-style amenities, racquet sports, fitness, parks, and trails.

This could be a strong choice for someone who wants newer construction, an all-age environment, amenities, and convenient access to Waterside Place.

Wild Blue at Waterside

Wild Blue is a higher-end option with luxury homes, large lakes, extensive amenities, racquet sports, fitness, social spaces, and a strong waterfront lifestyle.

It provides a beautiful resort setting, but the home prices and total carrying costs can be considerably higher.

My Waterside summary: Choose Waterside when restaurants, events, lakefront living, and proximity to Sarasota are more important than having golf attached to your home.

Is Wellen Park "The New Move"?

Here is the honest answer: Wellen Park is absolutely worth considering, but it is not automatically better than Lakewood Ranch.

It is the newer major growth story in South Sarasota County. Wellen Park offers newer homes, expanding amenities, Downtown Wellen, restaurants, outdoor events, trails, recreation, and CoolToday Park, the spring-training home of the Atlanta Braves.

The energy is exciting because the area is still evolving. That also means buyers need to be comfortable with continuing construction, changing traffic patterns, and some amenities or commercial projects that may still be planned rather than completed.

Wellen Park also puts you closer to Venice, North Port, Englewood, and several Gulf beaches. Lakewood Ranch generally provides easier access to Sarasota, Bradenton, UTC, and Interstate 75 destinations farther north.

If you currently live in South Sarasota, I would drive from both areas to the places you visit most often before deciding. A beautiful clubhouse loses some of its shine if every doctor's appointment, dinner with friends, or work commitment becomes an inconvenient drive.

Wellen Park Communities to Consider

Wellen Park Golf & Country Club

This should be on the tour list when golf is a top priority.

It is a newer golf-centered community with an 18-hole course and resort-style amenities that include a pool, pickleball, tennis, fitness, dining, and social spaces. As with any bundled or membership-based community, buyers should verify which amenities are currently open and obtain the full fee structure for the specific property.

Best fit: Someone who wants new construction, golf, amenities, and the growing Wellen Park lifestyle.

Sarasota National

Sarasota National is an established gated community in the Wellen Park area with an 18-hole golf course, clubhouse dining, resort-style pool, fitness facilities, pickleball, tennis, and an active social calendar.

The important detail is that not every property necessarily has the same golf arrangement. Buyers need to confirm whether the home is in a golf-membership section or an area with a different membership structure.

Best fit: Someone who wants a more established resort community with golf, dining, activities, and resale-home options.

Grand Palm

Grand Palm is an all-age community known for extensive recreation, pools, pickleball, fitness facilities, trails, parks, and organized activities.

It is not a golf community, but it is a good alternative for someone who wants an active lifestyle without having to pay for bundled golf.

Best fit: Someone who wants pickleball, pools, activities, and a strong neighborhood atmosphere but considers golf optional.

Boca Royale Golf & Country Club

Boca Royale is located in the Englewood area, south of Wellen Park. It offers golf, pickleball, tennis, fitness, dining, and a country-club lifestyle.

It is not simply a 55+ community, but anyone concerned about the atmosphere or social fit should spend time there, tour the facilities, and attend an activity if possible. A legal age designation tells you whether a community is age-restricted; it does not tell you whether you will personally feel at home there.

Best fit: Someone who likes a more established country-club setting and wants to be closer to Englewood and Manasota Key.

What Are the Streets Saying?

Here is my straightforward local take.

Lakewood Ranch is the more established ecosystem. It offers the greatest variety, more mature infrastructure, multiple town centers, extensive healthcare access, and more choices at different price points. The tradeoffs can include traffic, CDD and HOA expenses, club fees, and the fact that some of the newest communities are farther east than buyers initially expect.

Waterside feels polished, social, and connected to Sarasota. It is especially appealing to people who picture themselves meeting friends for dinner, attending events, walking near the lake, and enjoying a newer home. Its biggest limitation for this particular buyer is that golf is not built into most Waterside neighborhoods.

Wellen Park is the exciting newer alternative. It offers attractive new construction, strong amenities, golf options, outdoor activities, Downtown Wellen, and convenient access to Venice, Englewood, and the southern beaches. The tradeoff is that it is still growing, and its location may feel too far south for someone whose life remains centered around Sarasota, Lakewood Ranch, or Bradenton.

So, is Wellen Park "the new move"?

For some buyers, absolutely. For others, Lakewood Ranch is still the better fit. I would not choose between them based on hype. I would choose based on how you actually want to live every day.

My Recommended First Tour

Based on the original wish list, golf, pickleball, a pool, food and drinks, an active atmosphere, and no requirement for a 55+ community, I would begin with:

  • Esplanade at Azario
  • Lakewood National
  • Calusa Country Club
  • LakeHouse Cove or Shellstone at Waterside
  • Wellen Park Golf & Country Club
  • Sarasota National
  • Grand Palm if golf is optional

After touring those communities, the differences become much easier to feel.

One last word of advice: don't fall in love with a model home before reviewing the full cost of ownership. HOA dues, CDD assessments, golf or club membership, food minimums, maintenance responsibilities, insurance, and future amenity plans can change the real monthly cost considerably.

And if you are considering new construction, bring your own Realtor with you on your first visit. The builder's sales representative works for the builder. Your Realtor is there to help protect your interests, compare communities, review costs, and make sure the incentives are as good as they sound.

Planning a move in 2027 gives you the perfect amount of time to explore without pressure.
