Why is Parrish growing so fast?
Parrish's population grew by more than 12.5 percent between 2020 and 2023, and the growth has continued since. The community sits in an unincorporated area of Manatee County — not a city itself, but a geographic area that has seen massive residential development over the past decade. The appeal is straightforward: Parrish offers new construction homes in master-planned communities with resort-style amenities at price points that undercut comparable neighborhoods in Lakewood Ranch, Sarasota, and coastal Manatee County.
The location also works well for people who need to commute. U.S. 301 and I-75 are both easily accessible, putting Bradenton about 15 to 20 minutes south, Sarasota about 30 minutes southwest, and Tampa roughly 45 minutes north. For retirees who travel frequently or want to stay connected to an airport, Tampa International is within reasonable driving distance.
What do homes cost in Parrish right now?
The typical home sale price in Parrish as of mid-2026 falls between $414,000 and $440,000 for a single-family home, with median values around $550,000 when higher-end new construction and larger lots are factored in. New construction starts in some communities can begin in the mid-$260,000s for paired villas, making Parrish one of the more affordable entry points for buyers who want a new or newer home in the greater Sarasota area.
Compared to Lakewood Ranch, where median prices are often $550,000 or higher, Parrish offers a meaningful cost difference — sometimes $50,000 to $150,000 less for a comparable floor plan in a community with similar amenities. Several master-planned communities define the Parrish area, each with a different character and price range:
- North River Ranch. One of the largest and most established communities in Parrish, developed by Neal Communities. It features a mix of single-family homes, villas, and townhomes, with amenities including a clubhouse, pool, fitness center, trails, and community events. Price points range from the low $300,000s for attached homes to the $600,000s and above for larger single-family plans.
- Harrison Ranch. Another Neal Communities development with a strong focus on active living — a resort-style amenity center, lap pool, sports courts, and walking trails. Homes range from the mid-$300,000s to the mid-$500,000s.
- Twin Rivers. Located along the Manatee River, Twin Rivers offers a waterfront lifestyle at more accessible price points than coastal Manatee County. Homes range from the $300,000s to the $700,000s, with riverfront lots commanding the higher end.
- Biscayne Landing. A D.R. Horton community with more affordable entry points, typically in the $300,000s for single-family homes. A good fit for first-time buyers and young families entering the market.

How are the schools in Parrish?
Parrish is part of the Manatee County School District, and school quality is one of the reasons families are choosing the area. Parrish Community High School holds an "A" rating — a significant draw for families who want strong public education without the Sarasota County price premium. New elementary and middle schools have been constructed or are under construction to keep up with the area's rapid growth, including a planned State College of Florida campus that will bring higher-education access closer to the community.
For families relocating from out of state, the school access in Parrish is a genuine advantage. You get newer facilities, growing programs, and a community that's investing in its educational infrastructure — without the higher home prices associated with Sarasota County's most sought-after school zones.
What does daily life feel like in Parrish?
Parrish is suburban and car-dependent — there's no walkable downtown or dense commercial corridor within the community itself. What it does have is newer roads, well-maintained neighborhoods, plenty of green space, and a slower pace that appeals to families and retirees who prefer quiet over activity.
Grocery shopping, dining, and daily errands are handled along the U.S. 301 corridor, where commercial development has expanded to serve the growing population. Ellenton Premium Outlets are nearby for shopping, and the Manatee River provides opportunities for kayaking, fishing, and waterfront walks at the Riverwalk in Bradenton — about 20 minutes south.
For dining and entertainment, the options are growing but still more limited than what you'd find in downtown Sarasota or Lakewood Ranch. Most residents drive to Bradenton or Sarasota for a wider restaurant selection, cultural events, or a night out. That trade-off is part of the Parrish value proposition — you accept a quieter setting in exchange for newer homes, lower prices, and more space.
How does healthcare access compare?
Parrish has a HCA Florida Blake Hospital campus nearby and several medical clinics along the U.S. 301 corridor. For more specialized care, Sarasota Memorial Hospital and Manatee Memorial Hospital are both within a 20- to 30-minute drive. It's not as immediately convenient as living in central Sarasota, but healthcare access is solid and improving as the area's population grows and medical providers expand their local presence.
Who does Parrish suit best?
Based on what I see in my practice, Parrish tends to work well for:
- Families with school-age children. The "A"-rated high school, newer facilities, and family-oriented communities make Parrish one of the strongest options in Manatee County for families.
- First-time buyers priced out of Sarasota and Lakewood Ranch. The lower entry points — especially for paired villas and smaller single-family homes — give first-time buyers a chance to own new construction in a quality community.
- Retirees who want new construction at a lower price. If you're downsizing and want a newer, low-maintenance home without paying Lakewood Ranch or Sarasota prices, Parrish communities offer a compelling alternative.
- Relocators who need to be between Sarasota and Tampa. Parrish sits at a practical midpoint, making it convenient for people who work in or travel between both metro areas.
What should you watch out for?
An honest look at the trade-offs:
Growth outpacing infrastructure. The population is growing faster than some of the roads and services can keep up. U.S. 301 through Parrish can be congested during peak hours, and some intersections are undergoing long-awaited improvements. It's improving, but it's a process.
No walkable core. If you're accustomed to stepping out your door and walking to a café or a farmers market, Parrish won't offer that — yet. The commercial development is concentrated along the highway, not within the residential communities.
HOA and CDD fees. Most master-planned communities in Parrish carry both HOA and Community Development District (CDD) fees. The CDD assessment is typically added to your property tax bill and can range from $1,500 to $3,000 or more per year, depending on the community and home size. These fees fund infrastructure and amenities, but they're an additional cost you should account for in your budget.
Distance to the coast. Parrish is inland — roughly 20 to 25 miles from the nearest Gulf beaches. If beach access is a daily priority, you'll want to consider whether the drive fits your lifestyle. For occasional beach days, it's very manageable.
Is Parrish worth a closer look?
If you're evaluating where to land in the greater Sarasota area and you want new construction, community amenities, and a price point that doesn't stretch your budget thin, Parrish deserves a visit. It won't feel like downtown Sarasota or Siesta Key, and that's not a shortcoming — it's a different kind of community with different priorities.
