How Mortgage Rates Are Shaping the Sarasota Housing Market Entering Fall 2026

Mortgage rates have settled into the low-to-mid 6 percent range as the market heads into fall 2026, and that shift is quietly changing how homes move across Sarasota, Manatee, and Charlotte Counties. After the steep 7 percent climbs of previous years, rates this fall are running below 2025's average, and buyers are slowly coming back into the conversation.

Here is an honest, plain-language read of where rates are, what the recent market data shows, and what it means for your next move. The numbers I share are the published figures I watch and use in every pricing conversation, not predictions pulled from thin air.

Where are mortgage rates right now in 2026?

As of late August 2026, Freddie Mac's weekly average for a 30-year fixed mortgage sat near 6.66 percent, up from about 6.22 percent in mid-March, when the spring season began. The year-to-date national average has hovered around 6.4 percent, and most forecasts call for rates to drift in the low-to-mid 6 percent range through the rest of the year. That is meaningfully lower than 2025, which averaged about 6.66 percent for the full year.

For buyers across Sarasota, Manatee, and Charlotte Counties, a rate in the low 6s after years of high 6s and 7s is enough to bring some people back off the sidelines. It does not mean an easy market, but it does mean a more workable one.

What does a lower rate mean for buyers?

The broader Gulf Coast has shifted into a more buyer-friendly position as rates eased. Inventory is higher than it was a few years ago, prices are stabilizing rather than racing upward, and sellers are leaving longer negotiation windows and more room on inspection credits and repairs. In plain terms, buyers today can take their time, ask for what a home actually needs, and negotiate without the panic of the peak years.

That looks different by county. Sarasota single-family homes have held up well, with a county median in the low-to-mid $480,000s and a modest year-over-year gain. Manatee County, which includes much of Lakewood Ranch, shows a median around $494,000, down slightly from a year ago. Charlotte County, including Port Charlotte and Punta Gorda, has seen the steepest correction, with medians well below their peak and homes taking longer to sell. Knowing which county you are shopping in changes the entire conversation.

What does the rate picture mean for sellers?

If you are selling, the message is the opposite of what the last few years taught. You can no longer list a home and expect a quick, over-asking offer. Buyers are rate-sensitive and value-conscious, and they are comparing your home against a growing list of alternatives. Pricing a home honestly from day one, and presenting it in its best condition, matters more than it has in years.

For many of my downsizing clients, the rate conversation is really about the house they are leaving. A lower rate on the next home can offset some of the cost of moving, and selling into this market, while buying into a softer one, can work to your advantage when the timing is coordinated.

Is this fall a good time to buy or sell?

There is no single answer that fits everyone, because so much depends on your situation. For a first-time buyer who has been waiting on the sidelines, a rate in the low 6s with higher inventory and negotiating room makes a strong case. For a seller with a long-time home who is downsizing, the pairing of a well-priced sale and a softer purchase market can work out better than people expect.
