Sarasota Housing Market in 2027: What Buyers and Sellers Should Watch This Fall

The Sarasota, Manatee, and Charlotte County housing market is entering fall 2026 with single-family prices up and inventory tight, which is a different picture than two years ago. Manatee County's most recent report shows a median single-family sale price of $495,000 in August 2026, up 5.9 percent year over year, on about 3.9 months of supply, with sellers receiving roughly 95.6 percent of their original list price. The condo and townhome segment tells the opposite story, with more supply and noticeably more room to negotiate. Nobody can promise you a number for 2027, but the forces shaping it are already visible, and this is what I am telling buyers and sellers to watch this fall.

What do the latest 2026 numbers show?

Across the three counties, the pattern is a two-track market. In the single-family segment, Sarasota County sales were running around a median of $492,000 in mid-2026 reports, and Manatee County hit $495,000 in August, with inventory near four months of supply, which reads as seller-leaning. Charlotte County is the calmer, more affordable slice: median prices up about 2 percent year over year, roughly five months of supply, and active listings down sharply from a year ago. The condo and townhome segment is where buyers have the edge, with supply closer to six months and median prices down year over year in the latest reports. Those are the broad strokes; the specific numbers for your neighborhood vary block by block, which is why I pull this data for clients on the actual homes they are considering.

Will 2027 be a buyer's market or a seller's market?

The honest answer is both, depending on what you are buying or selling. Single-family homes in Sarasota and Manatee Counties are sitting near three to four months of supply, well under the five to six months that marks a balanced market, so well-priced single-family homes should keep their value into 2027. Condos and townhomes have more supply, longer days on market, and buyers asking real questions about HOA reserves and insurance, so that segment should keep favoring buyers. Charlotte County lands in between. The strategy for 2027 is not one plan for the whole region, it is a segment-by-segment plan, and the two-track market may not merge quickly.

How much will mortgage rates matter in 2027?

Rates are the single biggest variable, because at current price levels each half point of rate moves a buyer's monthly payment more than a modest price change does. Mortgage rates have been running in the low-to-mid 6 percent range through fall 2026, and forecasters mostly expect gradual movement rather than a sudden drop, but nobody can promise a specific number, and a good plan works at 5, 6, or 7 percent. What I tell out-of-state buyers and downsizers is to build their budget around today's rate with room for insurance, because waiting for a perfect rate while watching the right home sell is the most expensive wait there is. What about insurance and the condo market?

Insurance remains the cost that surprises people most, especially relocators from states where homeowners coverage is a fraction of Florida's. It shapes 2027 because it filters who can buy what: buyers who budget for insurance realistically can compete, and buyers who do not get priced out at the last minute. The condo market has an extra layer, with new reserve requirements and rising assessments hitting certain buildings, which is why due diligence matters more than ever. Should I sell now or wait for spring 2027?

For sellers, the calendar argument points to now rather than spring. Florida's strongest buyer pool arrives with the snowbirds from November through April, and homes listed in October and November are on the market for that arrival instead of competing after it. Pricing discipline is the catch: homes are taking roughly 90 to 105 days to sell in parts of the market, so a home that starts too high quietly accumulates days on market and ends up selling for less than a realistic price would have fetched in the first weeks. My advice is the same for every seller: review the comparable sales honestly, address the obvious inspection items, and let the market do its work. Should I buy now or wait until 2027?

For buyers, the answer depends on your segment and your timeline. In the condo and townhome market, patience has been rewarded with more choices and more negotiating room, and that is likely to continue into 2027. In the single-family segment, inventory is tight enough that the right home in the right neighborhood will not wait for a rate cut that nobody can schedule. If the home fits your budget, your insurance, and the way you want to live, the stronger move is to buy it on terms you control rather than wait for a market that may never get cheaper.
