Sarasota Real Estate Market News: Three Changes Buyers and Sellers Should Know This Fall

Is the Sarasota real estate market heating up or slowing down? The honest answer depends on what kind of property you mean, how it is priced, and whether the buyer needs a mortgage.
The latest published Sarasota County market report shows fewer homes for sale and more activity in several parts of the market. At the same time, mortgage rates have risen, putting renewed pressure on buyers' monthly budgets. Those forces can exist together. A home can face less competition from other listings while its potential buyers become more selective about what they can afford.
Here are the three developments I'm watching most closely and what they could mean for your next move.
1. Sarasota's supply of single-family homes is shrinking
Sarasota County ended August with 2,619 active single-family listings, a 20.8% decline from August 2025. That represented 3.7 months of supply at the recent sales pace. The county recorded 646 closed single-family sales, up a modest 0.8% from a year earlier. The median sale price was $470,000, down 1.1% year over year.
That combination matters. Inventory fell substantially, but the countywide median price did not jump. A lower supply does not give every seller permission to name any price. Buyers are still comparing the condition, location, carrying costs, and value of the homes they tour.
For sellers, fewer competing listings may improve the chance of attracting attention when a home is presented well and priced against the properties buyers can actually choose from today. Sarasota sellers received a median of 94.7% of their original list price in August, compared with 92.3% a year earlier. That is an improvement in sellers' position, while also showing why the original asking price matters.
For buyers, a tighter market is a reason to prepare, not to panic. Know your payment range, decide which features are essential, and review a property's recent comparable sales before making an offer. Countywide statistics are a starting point; the competition for a specific home can look very different by neighborhood, price range, and condition.
2. Condo and townhome sales are rising, yet this market moves at a different pace
Sarasota County recorded 281 condo and townhome sales in August, up 13.8% from August 2025. Their median sale price rose 3.3% to $310,000. Active listings fell 11.8% to 1,659 units, leaving 5.2 months of supply.
Those figures suggest renewed buyer activity, but they should not be lumped together with single-family results. Condos and townhomes spent a median of 83 days on the market before going under contract, compared with 47 days for single-family homes. Condo and townhome sellers received a median of 91.6% of their original list price, versus 94.7% for single-family sellers.
If you are buying a condo, look beyond the purchase price. Request the association documents and review the monthly fees, budget, reserves, insurance information, planned work, and any assessments with the appropriate professionals. The goal is to understand the full cost of ownership and any issues that may affect your plans.
If you are selling one, make it easy for a serious buyer to evaluate the property. Clear information about fees, amenities, improvements, and association requirements can help buyers make a confident decision. Pricing against comparable condos with similar buildings, fees, and features is more useful than relying on the broader county median.
For someone considering a smaller home or a move into a new stage of life, this is especially personal. The right choice may involve more than comparing square footage. Maintenance, accessibility, community, family proximity, and monthly expenses all belong in the conversation.
3. Mortgage rates are changing the affordability calculation
Freddie Mac reported that the national average 30-year fixed mortgage rate was 7.03% on September 24, up from 6.95% the prior week and 6.30% a year earlier. This is a national survey average, not a guaranteed quote for a Sarasota buyer. An individual rate depends on the loan and borrower.
A rate change can alter what feels comfortable each month even when the asking price stays the same. As an illustration, principal and interest on a $400,000 loan over 30 years would be about $2,462 per month at 6.25% and $2,661 at 7.00%—a difference of roughly $199 per month. Those examples exclude taxes, insurance, association fees, and other ownership costs.
That is why I encourage buyers to begin with a realistic total monthly payment, then work backward to a home price. Ask a lender for a current estimate based on your finances, and compare loan options carefully. A seller contribution toward closing costs or a rate buydown may be useful in some transactions, but its value depends on the actual offer and financing terms.
Sellers should pay attention to this, too. Buyers may love a home and still need the numbers to work. The strongest offer strategy may involve a thoughtful price, a repair decision, or a concession that addresses a buyer's real obstacle. Each option should be evaluated against the seller's net proceeds.
What do these headlines mean for Sarasota this fall?
The market has more momentum than a simple “buyers’ market” or “sellers’ market” label can explain. Sarasota County's single-family inventory is down sharply. Condo and townhome sales have increased, though those properties generally took longer to find a buyer in August. Meanwhile, higher mortgage rates are making payment calculations more consequential.
If you are buying, get clear on your complete budget and evaluate the specific property, not just the headline about Sarasota. If you are selling, study your direct competition and make a deliberate first impression. And if you are downsizing or planning a transition, begin with the life you want next, then build the housing and financial plan around it.
