FINALLY Under Contract! Sometimes Real Estate Is a Contact Sport

There are some listings that sell quickly, everyone signs on the dotted line, we take the cute "UNDER CONTRACT" picture and move on.
And then there are the listings that make you earn your paycheck.
7840 34th Avenue W #103 in Palma Sola Bay Club was one of those.
And I am very happy to say...
WE ARE UNDER CONTRACT!
Not because somebody waved a magic real estate wand.
Not because we crossed our fingers, buried a St. Joseph statue in the yard and hoped for the best.
And definitely not because the buyer and seller immediately agreed on everything.
We negotiated.
And negotiated.
And then negotiated some more.
There was some back and forth, some "let me make another phone call," some "what if we did this?" and probably a few moments where everyone involved stared at their phone waiting for it to ring.
But eventually, we found the place where the buyer and sellers could both say:
Let's do it.
A Cash Buyer, A Deal on the Table and a Reason to Keep Working
We brought a cash buyer to the table, worked through the details and ultimately put together an agreement that made sense for everyone involved.
That is the part of real estate people don't always see.
The pretty pictures are the easy part.
The social media posts are the easy part.
Putting a sign in the yard is definitely the easy part.
The real work happens when there is an offer sitting in front of you and both sides aren't quite where they need to be.
That is when experience matters.
You have to know when to push.
When to give.
When to pick up the phone instead of sending another text.
When to present another idea.
And sometimes when to simply keep everybody talking long enough to find the solution.
Because a transaction doesn't have to start with everyone agreeing.
It just needs to end there.
And This One Is About More Than Selling a Condo
This is the part of the story that makes me especially happy.
For my sellers, getting this condo under contract isn't simply about selling a property.
It allows them to move forward.
They have a growing family, and now they're going to be able to turn around and purchase another home right here in Sarasota that better fits the next season of their lives.
That's why I've always said real estate isn't really about houses.
It's about what selling or buying that house allows someone to do next.
More bedrooms.
More room for the kids.
A backyard.
A different neighborhood.
Moving closer to family.
Downsizing.
Starting over.
Whatever the reason may be, there is usually a much bigger story behind that FOR SALE sign.
For these sellers, this sale means the next home is now within reach.
And I absolutely love being part of that.
The Condo Wasn't Exactly Hard to Love

Kayaks.
Fishing gear.
And approximately 47 reusable Publix bags that nobody knows what to do with.
Palma Sola Bay Club also offers a gated setting, heated community pool, clubhouse, fitness center, dog park, tropical grounds and a fishing pier with access to Palma Sola Bay.
And you're approximately five miles from the beaches of Anna Maria Island.
Not exactly a terrible place to call home.
But Even Great Properties Need the Right Strategy
This property had been on the market for quite some time.
And I think that's an important conversation to have, especially in the market we're experiencing right now.
A beautiful property does not automatically sell itself.
Price matters.
Presentation matters.
Marketing matters.
Exposure matters.
Follow-up matters.
And when an interested buyer finally steps forward, negotiation matters.
Sometimes the difference between another month sitting on the market and an executed contract is simply having people involved who are willing to keep working the deal instead of giving up when the first offer isn't perfect.
That doesn't mean sellers should give their property away.
It means understanding the market, understanding the opportunity in front of you and looking at the entire picture instead of getting stuck on one number or one term.
That was the goal here.
Get it done while still protecting my sellers and helping them get where they ultimately want to go.
We did exactly that.
Now We Head Toward Closing
Our closing is scheduled on or before September 2, 2026, so we aren't popping the champagne quite yet.
In real estate, "Under Contract" means we're celebrating...
but we're celebrating responsibly.
There are still details to manage, deadlines to watch and a transaction to guide all the way across the finish line.
And that's exactly what I'll be doing.
But today?
I'm pretty darn happy for my sellers.
They trusted the process.
They stayed patient.
We kept working.
We found the buyer.
We negotiated the deal.
And now they get to start looking forward instead of wondering when their condo will sell.
That is a good day in real estate.
