Buying a Home in Florida With a VA Loan: What Veterans Need to Know

A VA home loan lets eligible veterans and service members buy a home in Florida with no down payment and no private mortgage insurance. For anyone who has served, it is one of the strongest financing tools available, and it works in every county across Sarasota, Manatee, and Charlotte. Here is how it works in 2026 and what to consider before you make an offer.

What exactly is a VA loan?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs and issued by a private lender. The government backing lets lenders offer terms most other loans cannot match, including a zero down payment and no PMI. It is available to eligible veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses.

Do VA loans really require no down payment?

Yes. Unlike conventional or FHA loans, a VA loan has no down payment requirement at all, and the program never charges private mortgage insurance. That can make a meaningful difference on a home in the $300,000 to $5,000,000 range that is common across Sarasota, Manatee, and Charlotte Counties. You still need enough income to qualify, and the home must meet the VA's minimum property requirements, which matters on older Florida homes where roof and AC condition come into play.

Who is eligible for a VA home loan?

You generally need a Certificate of Eligibility and a discharge under conditions other than dishonorable. Active duty is typically 90 consecutive days; National Guard and Reserve members usually need six creditable years. You can get your COE through the VA's eBenefits portal, or a VA-approved lender can pull it for you, which is often the faster route.

What is the VA funding fee?

Most borrowers pay a one-time funding fee that can be rolled into the loan. For a first-time purchase with no down payment, that fee is 2.15 percent of the loan amount. Veterans receiving disability compensation for a service-connected condition, along with certain surviving spouses and Purple Heart recipients, are exempt from the fee entirely. As of recent guidance, the funding fee is now tax-deductible as mortgage interest.

Are there Florida-specific things to know?

A few. Florida's high-cost counties carry higher VA loan limits, and disabled veterans may qualify for a property tax exemption of up to 100 percent. On the buying side, Florida transactions come with insurance, flood zone, and HOA considerations that are different from most other states. A VA loan does not change those, but it is worth knowing they are part of the picture before you choose a property.

How does this work in Sarasota, Manatee, and Charlotte Counties?

The same VA program applies across all three counties, from downtown Sarasota and Lakewood Ranch to Bradenton, Parrish, Venice, North Port, and Port Charlotte.
