Movers of the Week

A few cities show notable shifts worth flagging in the data reviewed this week.

Venice single-family supply holds at tightest in the region

Venice continues to show the tightest single-family supply among the 13 cities at 2.85 months (VeniceAgent.com, August 2026). Momentum reports the median sale price at $399,000 with a -5.7% year-over-year decline, while Redfin shows a more modest -0.24% for all property types. The 48-day median days on market (Momentum) is the fastest in the 13-city set. With 430 active SFH listings and 200 pending, well-priced homes in Venice are still turning over faster than anywhere else in this survey. Buyers in the under-$500,000 segment in particular should be prepared to move promptly when a home priced realistically comes to market.

Port Charlotte price trend turns negative

Port Charlotte's inventory continues to tighten (down 26.1% year-over-year to 1,433 active listings in May), and days on market remain compressed at 52-58 days. However, the price picture has shifted since our last report. Momentum's August 9 data shows the median sale price at $300,000 with a -4.9% year-over-year decline, a notable change from the countywide +8% seen in May. This divergence suggests that while transaction velocity is healthy, the price floor is testing lower than it was earlier in the year. The 5.8 months of supply (May) is above the 4.1-month combined Sarasota-Manatee figure, indicating Port Charlotte still carries more inventory relative to sales pace than its northern neighbors. For buyers, this means continued selection and negotiating room. For sellers, pricing expectations need to align with recent closed sales rather than peak 2025 comps.

Englewood inventory surges, price signals mixed

Englewood's single-family inventory has climbed approximately 71% year-over-year in the 34223 ZIP code (RealtyTrac, July 2026), reaching roughly 1,272 active listings. Median list prices rose 7.4% year-over-year to $446,000, and the median sale price sits at $382,000 (+3.4%). Redfin's city-level data, however, shows a median sale price of $364,000 (+22.9% YoY), a wide gap from RealtyTrac's figure that likely reflects different geographic boundaries or a mix shift toward lower-priced sales. The Medians vary significantly depending on whether the boundary includes the coastal or mainland portions of Englewood. Days on market range from 72 (Redfin) to 123 (Movoto), indicating that well-priced homes in desirable pockets move faster while overpriced listings linger. The inventory surge is the most notable signal: buyers shopping Englewood have more than twice the selection they did a year ago, which should keep price growth in check going forward.

Sarasota County weekly activity holds steady

Team Renick's weekly data for the period ending August 9 shows Sarasota County with approximately 125-137 new single-family listings entering the market and roughly 121 going under contract, maintaining the pace seen in the prior week. The county's 4.1 months of supply (RASM June) remains the baseline for a balanced market. The split within Sarasota County is worth watching: the city of Sarasota proper ($675K list, $492K countywide sale, +8.2% YoY) continues to show the strongest price growth among the county's markets, while the southern cities (Venice, Nokomis, Englewood) carry more inventory per buyer and slower price appreciation. This internal divergence within a single county is the most telling regional story this week.

Regional Trend: One Market or Several?

The 13 cities in this snapshot continue to diverge rather than converge, and that divergence has widened slightly compared to the prior week.

Three distinct tracks are visible. Sarasota city and Venice form the strongest tier in this week's data, with the tightest inventory, the fastest days on market, and the most consistent buyer demand in the single-family segment. Venice holds the region's lowest months of supply at 2.85, and Sarasota County's 4.1 months of supply (RASM June) reflects a balanced-to-seller-favorable market overall. Both markets benefit from established desirability, walkable downtowns, beach proximity, and a buyer pool that includes both relocating out-of-state buyers and local move-up purchasers.

The middle tier includes Bradenton, Lakewood Ranch, Parrish, Palmetto, and Port Charlotte. These markets each show healthy transaction volume and tightening inventory, but price signals are inconsistent across sources and within each city. Bradenton's city-level data (-10.4% Redfin all types) sits far below the countywide figure (+11.4% RASM SFH), suggesting the county's strength is concentrated in unincorporated areas and higher-priced subdivisions rather than Bradenton proper. Port Charlotte's recent -4.9% year-over-year median price decline (Momentum, August 9) contrasts with the countywide +8% from May, which may reflect seasonal softness or a compositional shift toward lower-priced sales in the summer months. This tier rewards city-by-city, street-by-street knowledge rather than a broad regional strategy.

The third tier is the barrier island and luxury markets: Anna Maria, Boca Grande, and to a lesser extent Osprey and Englewood's coastal pockets. These markets continue to show the softest conditions across all metrics: elevated inventory (Englewood up 71% YoY, Osprey up 68% YoY), extended days on market (100-143 days), and negative year-over-year price trends by most measures. Anna Maria's 14.4 months of supply (all types, island-wide) and Boca Grande's -12.9% to -26.3% year-over-year price declines reflect markets that peaked during the pandemic migration and are now in a sustained adjustment. For cash buyers with a long time horizon and a preference for premium coastal locations, these markets offer the most negotiating leverage in the region today.

The common thread across all three tiers: single-family homes priced between $300,000 and $600,000 continue to attract the strongest and most consistent demand. Above $600,000, buyer pools thin out, and time on market extends noticeably. Below $300,000, supply is limited and competition is highest, particularly in Port Charlotte and Palmetto. The region as a whole is not moving in one direction: it is segmenting by price point and location more sharply than it was a year ago. That makes granular, city-level market data more important than county-level averages for anyone making a decision right now.

Data Gaps and Source Notes

Creating a single-family home market snapshot at the city level across 13 cities reveals where the data is strong and where it is thin. The following gaps are worth noting.

Anna Maria

City-level single-family data remains thin across all three requested sources. Redfin's Anna Maria city data (population roughly 600) shows wide swings based on a handful of sales per month. Zillow's ZHVI of $1.9M (-7.5% YoY) is the best available directional signal, but it covers all property types. The Galletto Team's island-wide July 2026 report shows 326 properties for sale, 22 properties sold (14 single-family), but does not break out Anna Maria city separately from Holmes Beach and Bradenton Beach. Boca Grande

With roughly 16 homes sold over the most recent three months (Redfin) and roughly 103-139 active listings across all property types, Boca Grande is a thin market where median figures shift dramatically month to month. Redfin reports a median sale price of $2.8M (-26.3% YoY), while Zillow's ZHVI of $2.8M (-12.9% YoY) tells a similar direction but a different magnitude. A dedicated Realtor.com market trends page for Boca Grande does not appear to exist. Sources checked: Redfin, Zillow, MyBrokerOne, Movoto.

Osprey

Osprey is a small census-designated place (CDP) within Sarasota County. A reliable single-family median sale price was not consistently available from the major portals for the current period. Redfin's data covers all property types and shows +1.2% YoY, while Zillow's ZHVI shows +30.6% YoY, a figure that reflects the outsized impact of a few high-end sales in a small sample rather than broad appreciation. The inventory surge of roughly 68% year-over-year comes from LocalLifeHomes and is directional. Sources checked: Redfin, Zillow, RealtyTrac, Movoto, LocalLifeHomes.

Ellenton

Ellenton's median sale price continues to vary substantially by source: Redfin reports $317K (+9.4% YoY, all types), Homes.com reports $428K for single-family homes, and Zillow ZHVI shows $390K (-6.7% YoY). This wide range reflects different geographic boundaries and property-type filters. With roughly 49-82 active SFH listings, Ellenton is a small market where individual listings can shift medians noticeably. Sources checked: Redfin, Zillow, Homes.com, Movoto, Atchley Realty.

New listings and months of supply at the city level

Weekly new listing counts and months of supply are not consistently available at the individual city level for most of the 13 cities. Team Renick provides weekly new listing counts for Sarasota and Manatee Counties as a whole but not for specific cities. Months of supply is available at the county level from RASM (4.1 months combined for Sarasota + Manatee) and for specific cities like Venice (2.85 months, August 2026 via VeniceAgent.com), Port Charlotte (5.8 months, May 2026), and Lakewood Ranch (4.3-6.5, varies by neighborhood), but not for all 13 cities. City-level new listings counts are available from Movoto for some cities (35 for Nokomis, 44 for Englewood, 7 for Anna Maria, 3 for Ellenton) but these are monthly rather than weekly and cover all property types.
