Because each source uses its own methodology and geography, figures are not always directly comparable across columns, and most figures reflect the most recently published month rather than a single week. Where a metric is marked N/A, none of the sources checked published a reliable single-family figure for that city in the current period, and it was omitted rather than estimated.

A few cities show notable shifts in the data reviewed this week.
Palmetto's days on market rose sharply
Palmetto shows the clearest swing this week. Redfin puts the median days on market at roughly 103, up from about 77 a year earlier. That is a meaningful lengthening of the selling timeline in one year, and it is the widest such swing among the cities in this survey. The median sale price held roughly flat year over year at about $353,000, so the market is absorbing homes more slowly rather than repricing. Active inventory readings varied by source from about 81 to 479 depending on geographic scope, so the inventory signal is less reliable than the days-on-market trend.
Port Charlotte is selling faster but the price signal is mixed
Port Charlotte's median days on market dropped to roughly 52 from about 78 a year earlier, a faster market for a low median single-family price near $277,000 on Redfin's reading. But the sources diverge on price: Redfin shows single-family medians up about 1.6% year over year, while Zillow's typical value is down about 6%. Active inventory is high, near 4,664 on Redfin's city listing count, which is why even with faster selling times the months-of-supply picture remains buyer-friendly. The honest read is a balanced market where well-priced homes move but price direction is not yet clear.
Anna Maria Island stays volatile by municipality
Anna Maria Island remains the least stable market in the survey. Anna Maria city shows a median near $1.6 million, down about 7% year over year, while nearby Holmes Beach shows a median near $926,000, up about 16%. Both figures swing month to month because island transaction volume is thin, so single sales move the median. No portal publishes a clean island-wide single-family dataset, which limits what can be said with confidence beyond the general volatility in the luxury segment.
Price direction conflicts across several markets
Englewood, Nokomis, and Osprey all show wide spreads between sources this week. In Englewood, Redfin shows a median near $364,000, up about 23% year over year, while Zillow shows a decline of about 7%. In Nokomis, Redfin's all-home-types median reads near $300,000, down sharply year over year, while Zillow's typical value is near $497,000, down about 6%. Osprey shows a similar split. A spread this wide between two credible portals typically reflects measurement differences and small samples rather than a clear market direction, so each of these cities is best assessed at the neighborhood or price-band level.
Regional Trend: One Market or Several?
The 13 cities in this snapshot are diverging rather than moving as one, and the pattern is the same broad shape it has held in recent weeks. Venice remains the region's tightest single-family market at roughly 2.5 months of supply, with a single-family median near $479,000 that sits above the portal list medians, a sign that well-priced single-family homes are continuing to absorb. In northern Manatee County, Lakewood Ranch and Parrish show broadly stable pricing, with Redfin readings up low single digits year over year, while Palmetto is absorbing more slowly. Southward, Port Charlotte and Englewood are cooler and more contested on price direction.
The common thread is that the middle of the market draws the most consistent demand, while higher-price segments and less central locations carry the longer selling times and the softest price readings. The barrier and luxury markets of Anna Maria and Boca Grande remain on their own cycle, with thin volume and medians that swing on individual sales; Boca Grande's median is down about 26% year over year on Redfin and about 10% on Zillow, though both rest on a very small number of transactions. Because the region is diverging rather than moving together, a regional average is less useful than your own neighborhood's absorption rate, and that is the level I help clients look at before they decide on timing.
Data Gaps and Limitations
Anna Maria Island: No single portal publishes an island-wide single-family dataset, and the figures conflict in direction by municipality (Anna Maria city down, Holmes Beach up). Redfin's trend tables show wide month-to-month swings because island sales volume is thin. Sources checked: Redfin (Anna Maria, Holmes Beach), Zillow.
Boca Grande: Transaction volume is a handful of sales per month, so medians swing widely. Redfin and Zillow both show prices down year over year but at different magnitudes, and no reliable list-price or inventory figure was surfaced. Sources checked: Redfin, Zillow.
Sarasota: No clean single median list price or active single-family inventory figure was published at the city level by the sources checked, and the citywide median sale figure differs widely between Redfin (~$588K) and Zillow (~$413K), largely because of geographic scope and mix.
