Because these sources use different methodologies (Redfin reports actual closed sales, Zillow uses a modeled home value index), the figures are not always directly comparable across sources. Where a source does not report a specific metric, the cell is marked as unavailable.

Movers of the Week

A few cities show notable shifts worth flagging.

Boca Grande

The median sale price of $2.8M is down 26.3% from a year ago. This is the largest year-over-year drop in the 13-city set. With only about 23 single-family homes listed, the market is thin enough that a few high-end closings or a slow month can swing the median significantly. This figure should be read as volatility, not a trend. Buyers and sellers in this market should expect wide quarterly swings.

Osprey

Osprey shows a 25.6% year-over-year decline in median sale price to $581K. Like Boca Grande, this is a small market -- Osprey has limited inventory and a low volume of closed sales, so a single quarter's data can shift dramatically. The pending listings suggest a median list price of around $695K, indicating that sellers are still listing at elevated levels while buyers are negotiating down.

Anna Maria Island

At a median sale price of $2.1M, Anna Maria is up 11.8% year-over-year. But the range of reported days on market -- 111 to 174 days across sources -- suggests a market where luxury properties are sitting longer while well-priced homes move more quickly. The wide spread in list price estimates ($2.7M to $3.2M) reinforces that this is a thin, property-by-property market rather than a uniform one.

Port Charlotte

Port Charlotte shows the most affordable entry price in the 13-city set, with a median sale price near $277K. Days on market at 52 days is the second-lowest of the group, behind only Bradenton (51 days). The combination of affordability and relatively quick sales suggests active demand at the lower end of the price spectrum. The Zillow ZHVI for the 33954 ZIP shows a 7.1% year-over-year decline, which conflicts with the Redfin +1.6% figure -- this gap likely reflects the different mix of property types each source captures.

Regional Trend: Sarasota, Manatee, and Charlotte Counties

The 13 cities in this week's snapshot run across three counties and a wide price spectrum -- from Port Charlotte at $277K to Boca Grande at $2.8M. The region is not moving in a single direction. It is diverging by price point and geography.

The lower and middle segments of the market -- Port Charlotte, Palmetto, Ellenton, and Parrish -- show stable to slightly rising prices and relatively quick days on market. These are the areas where first-time buyers, growing families, and value-focused relocators are most active. Inventory is available but not excessive, and well-priced homes in these areas are moving at a steady pace.

The mid-to-upper range -- Venice, Sarasota proper, and Lakewood Ranch -- shows a more balanced market. Prices are stable with modest year-over-year gains in most sources, but days on market have stretched to 60-75 days. Sellers who price at or near current comparable sales are still attracting buyers. Those who test above market are sitting longer.

The luxury and barrier-island markets -- Anna Maria, Boca Grande, and to a lesser extent Osprey -- show the most volatility. Small sample sizes mean that a few transactions can swing the medians significantly. These markets are not following the same rhythm as the mainland. They respond to their own local dynamics: seasonal buyer pools, national luxury trends, and the specific characteristics of each property on the market.

The broader takeaway: the region is healthy but not uniform. Buyers have more leverage than they did two years ago, especially in the upper price ranges. Sellers who understand their specific market segment and price accordingly are still closing. The days of a rising tide lifting all boats are behind us, replaced by a market where granular local knowledge matters more than ever.

Data Gaps and Source Notes

Creating a single-family home market snapshot at the city level across 13 cities reveals where the data is strong and where it is thin. The following gaps are worth noting.

Realtor.com Research

Realtor.com's city-level data was not available in a directly retrievable format for this week's snapshot. The platform reports national and metro-level trends but does not break out the 13 cities in this report through publicly accessible city-level pages in the same way Redfin and Zillow do. This is a known limitation for city-level analysis in smaller markets.

Redfin

Redfin provides city-level housing market pages, but the default view aggregates all residential property types. Single-family-only data requires filtering within the Redfin interface, and the filtered figures are not always exposed in the publicly available data. Where Redfin data is cited, it generally reflects all residential property types unless labeled "SFH." Redfin's median sale price is a 3-month rolling figure, not a single-week snapshot.

Zillow

Zillow reports the Zillow Home Value Index (ZHVI), which is a modeled estimate rather than a direct sale price. ZHVI and Redfin's median sale price often diverge significantly -- for Sarasota, the gap is $462K (Zillow) vs. $669K (Redfin). This reflects different methodologies, not conflicting data. ZHVI is available at the ZIP code level for many of the 13 cities, but not all.

Small Markets

Anna Maria, Boca Grande, and Osprey are small markets with low transaction volumes. The research checked Redfin, Zillow, and Realtor.com for each. For Anna Maria, Redfin provides data but the sample is small enough that year-over-year comparisons can swing from -7.1% to +11.8% depending on the month. For Boca Grande, Redfin data is available for the 33921 ZIP code, but with only 23 single-family listings, the margin of error on any single metric is wide. For Osprey, data was available from Redfin but the -25.6% year-over-year figure is heavily influenced by the mix of properties that closed in the most recent period.

Metrics That Were Not Available

New listings counts (weekly or monthly) and months of supply were not consistently available at the city level from the three primary sources. Some cities (Venice, Port Charlotte) had partial data from secondary sources, but not enough to report with confidence across all 13 cities. This is a limitation of the current reporting tools at the city level -- county-level organizations like RASM provide this data, but only at the county level.
