Wellen Park in Venice, Florida: Why It's One of America's Top-Selling Master-Planned Communities

In a year when the national conversation around real estate has been full of questions, one community in southern Sarasota County has been quietly making headlines for a different reason: sales. Wellen Park, the 12,000-acre master-planned community stretching between Venice and North Port, was recently ranked the #3 top-selling master-planned community in the United States with 727 home sales through mid-2026, a 37% increase over the same period last year. It also holds the #6 spot nationally for three years running, according to RCLCO.

Those numbers tell a story worth paying attention to, especially if you are considering a move to the Gulf Coast. Here is what makes Wellen Park so appealing across a wide range of buyers, and what you should know before you start exploring homes there.


What exactly is Wellen Park?

Wellen Park is not a single neighborhood. It is a 12,000-acre master-planned community that, when fully built out, will include over 22,000 homes across more than 20 distinct villages, housing an estimated 77,000 residents. It sits in southern Sarasota County, roughly 10 miles from the Gulf beaches at Manasota Key and about 30 minutes south of downtown Sarasota.

The community is anchored by Downtown Wellen, a walkable waterfront town center built around an 80-acre lake. The town center features shops, restaurants, a playground, a splash pad for kids, and a performance stage that hosts community events year-round. CoolToday Park, the Atlanta Braves spring training facility, is located within the community, giving residents spring training baseball within a golf-cart ride from home.

Who is moving to Wellen Park?

The short answer: almost everyone. But the three groups I work with most often who end up in Wellen Park are retirees and downsizers, relocating families, and second-home buyers. The diversity of neighborhoods within the master plan is what makes it work for such a wide range of buyers.

Retirees and downsizers

This is the largest segment of Wellen Park buyers, and the community was designed with them in mind. Multiple 55-plus and active-adult options exist within the master plan.

Brightmore at Wellen Park is an active adult 55-plus community with an 11-acre resort-style amenity campus that includes a clubhouse, fitness center, pools, and social gathering spaces. It is designed for buyers who want an active social life built into their neighborhood.

Esplanade at Wellen Park, built by Taylor Morrison, is a gated resort-style community of 877 homes with a 16,800-square-foot amenity center called The Venue, which opened in mid-2026. It features pickleball courts, a resort pool, a fitness center, and a full social calendar. Homes here range from approximately $400,000 to over $700,000.

Grand Living at Wellen Park offers luxury independent and assisted living apartments for those who want a maintenance-free lifestyle with access to care if needed. And Renaissance offers paired villas in the high $300,000s for low-maintenance living with a smaller footprint.

For downsizers who are not quite ready for a 55-plus community but want a smaller home in a walkable, amenity-rich setting, neighborhoods like Grand Palm offer paired villas and single-family homes starting in the mid-$300,000s with no CDD fees and 33% preserved natural habitat.

Relocating families

Wellen Park sits within the Sarasota County school district, which includes A-rated Taylor Ranch Elementary, Venice Middle, and Venice High schools. The community also has the College Preparatory Academy, a charter school option. Families moving from out of state often prioritize school quality, and Wellen Park delivers on that front.

For families, neighborhoods like Island Walk and Grand Palm offer multiple clubhouses, resort pools, playgrounds, sports courts, and miles of trails connecting to the Jelks Preserve. The golf-cart-friendly streets and the central lake at Downtown Wellen make it a community where kids can safely ride bikes and walk to the town center.

Second-home and investment buyers

Wellen Park's proximity to the Gulf beaches, its spring training facility, and its strong rental demand make it attractive for buyers looking for a vacation home or a seasonal getaway. Several neighborhoods allow short-term rentals, though restrictions vary by village, so it is important to verify the rental policy before buying if this is part of your plan.

What do homes cost in Wellen Park?

Pricing spans a wide range depending on the neighborhood, the builder, and the size of the home. Here is a general overview based on current conditions:

Entry-level new construction in newer villages like Sunstone and Lakespur starts around $314,000. New homes from major national builders typically range from $400,000 to $700,000. Custom estates in neighborhoods like Gran Place and Everly can exceed $2 million. The median sale price in the community is approximately $490,000, and many sellers are pricing competitively after a 10 to 11 percent price correction in 2025 that created more favorable conditions for buyers.

Monthly HOA and CDD fees generally range from $250 to $400, depending on the neighborhood and its amenity package. Grand Palm notably has no CDD fees, which is unusual for a community of this size and a meaningful factor in long-term affordability.

What is it like to live there day to day?

The single best description I have heard from a client who moved to Wellen Park: "It feels like being on vacation, but it is just my life now." Residents consistently mention the walkability of Downtown Wellen, the ability to get around by golf cart, and the sense of safety and community as the top reasons they love living there.

The community also has practical advantages. A new hospital is under construction within Wellen Park, which matters to retirees and anyone concerned about healthcare access. The beaches at Manasota Key are about 10 miles west, and Siesta Key is roughly 30 minutes north. Venice's historic downtown is about 5 miles north, offering additional dining, shopping, and medical services.

The trade-off worth acknowledging honestly: Wellen Park is farther from downtown Sarasota's cultural corridor than some other communities. If you plan to attend the opera, the symphony, or the Ringling Museum regularly, factor in a 30- to 40-minute drive. For many buyers, that distance is a fair trade for the amenities, affordability, and relaxed pace of life that Wellen Park offers.

What should you consider before buying in Wellen Park?

Beyond the standard due diligence that applies to any home purchase, here are a few Wellen Park-specific factors I walk through with buyers:

New construction vs. resale. Because the community is still growing, you have the option to buy new from a builder or purchase a resale home that may have a larger lot and mature landscaping. Each has trade-offs. New construction offers modern energy efficiency and warranty coverage. Resale homes often have more established neighborhoods and lower CDD fees if they were built in an earlier phase.

Insurance costs. Florida's insurance market continues to affect buyers across the state. Florida homeowners insurance premiums averaged over $6,000 per year as of 2024, with a 17 percent year-over-year increase. Wellen Park's newer construction with impact windows and modern building codes can help mitigate some of these costs, but you should budget realistically.

Rental restrictions. If you plan to rent your home part of the year, verify the specific neighborhood's rental policy before purchasing. Some villages within Wellen Park restrict or prohibit short-term rentals.

Resale value over time. Wellen Park has strong demand, which supports resale values, but individual neighborhoods within the master plan may perform differently. A community that consistently maintains its amenities and enforces its covenants will hold value better than one that does not.

The bottom line on Wellen Park

Wellen Park is not for everyone. If you want to be in the heart of downtown Sarasota with cultural venues at your doorstep, this is not that. But if you want a master-planned community with resort-style amenities, a strong social environment, newer construction, and relative affordability compared to Sarasota's barrier islands, it deserves a serious look.

The fact that it is the #3 best-selling community in the country right now is not an accident. It is the result of a well-designed master plan that happens to match what a large number of today's buyers are looking for — and I expect that demand to continue as more neighborhoods open and the downtown area matures.
