What this means in practice: Explore by Del Webb at North River Ranch offers the same high-quality clubhouse, pool, fitness center, and social programming that Del Webb is known for, but it is open to families, multi-generational households, and younger buyers. Explore by Del Webb North River Ranch is planned for 901 single-family homes and villas across four collections, ranging from 1,405 to 3,970 square feet with 2 to 5 bedrooms and 2 to 5 bathrooms. The community is still under active construction, with model homes that opened in early 2026.
Villa Collection — The Ellenwood is a 1,579-square-foot villa with 2 to 3 bedrooms and 2 bathrooms, starting from around $354,990. These are designed for buyers who want a smaller footprint with attached garage living.
Scenic Collection — Three floor plans: the Contour (1,405 sq ft, 2 beds, 2 baths, from $374,990), the Compass (1,471 sq ft, 2 to 3 beds, 2 baths, from $379,990), and the Renown (1,471 sq ft, 2 to 3 beds, 2 baths). These are entry-level single-family homes optimized for efficiency and modern open-concept living.
Echelon Collection — The Palmary offers 1,943 square feet with 2 to 3 bedrooms and 2 bathrooms, bridging the gap between the entry-level Scenic homes and the larger Distinctive collection.

The amenity package at Explore by Del Webb is the centerpiece of the community. The private clubhouse, called The Foundry, serves as the social and recreational hub with a range of features designed for year-round activity.
The resort-style pool complex includes a multi-lane swimming pool with lap lanes, a lazy river, and a spa. For fitness, the community offers a state-of-the-art fitness center with a dedicated strength training area and a movement studio for yoga, pilates, and group classes. The Wellspring provides massage rooms, infrared saunas, and a cold plunge spa for recovery and wellness.

Because Explore is a new community that began sales in May 2026, the social environment is still taking shape. The Community Development District (CDD) fee varies by homesite and builder but generally ranges from approximately $1,700 to $4,500 per year, covering infrastructure, stormwater facilities, landscaping of collector roads, neighborhood parks, and debt service on community infrastructure bonds.

Even though Explore by Del Webb has no age restriction, it is still a natural fit for active adults and retirees, for several reasons.
The Del Webb brand has been synonymous with active adult living for decades. The amenity packages, the clubhouse-centered social model, the low-maintenance home designs, and the gated community structure are all designed with the active adult lifestyle in mind. Explore keeps all of that while removing the age restriction, which matters for several groups of buyers.
Some retirees prefer a younger, more diverse community where they may have neighbors of different ages and life stages. Others are buying before they turn 55 and want to establish themselves in the community early. Some are in multi-generational situations where an adult child or aging parent lives with them. The no-age-restriction policy makes Explore flexible in ways that traditional 55-plus communities are not.
The Parrish location is also a practical advantage. Parrish is one of the fastest-growing areas in Manatee County, with new retail, dining, and infrastructure being built alongside the residential communities. Del Webb Lakewood Ranch is the flagship 55-plus community in the area, with a 21,000-square-foot clubhouse, a full-time activities director, and homes from the high $400s to over $1 million. It is age-restricted (55+), fully established, and has a large social network. Explore offers a similar amenity package at a lower price point, in a newer community, without the age restriction. The trade-off is that Lakewood Ranch has a more established social infrastructure and a more central location relative to Sarasota's cultural offerings.
Cresswind at Lakewood Ranch emphasizes wellness programming with homes from $479,000 and up. It is also 55+ restricted. Explore offers comparable wellness amenities at a lower entry price, but Cresswind's structured lifestyle program and established community may appeal to buyers who want a guaranteed social calendar from day one.
Grand Palm in Venice offers paired villas from the mid-$300s and single-family homes up to $800,000, with no CDD fees. It is 55+ restricted and located closer to the Gulf beaches. Explore is roughly comparable in pricing but offers a larger amenity package and the Del Webb brand name. The trade-off is location: Grand Palm is closer to Venice Beach and Wellen Park, while Explore is more centrally located for access to both Sarasota and Tampa.
Sarasota National in the Wellen Park area offers homes from the $300s to $800s with resort-style amenities and is 55+ restricted. At similar price points, Explore offers a newer community with the advantage of the North River Ranch master plan amenities, but Sarasota National is closer to the beaches and has a more established resident base.

What should you consider before buying in Explore by Del Webb?
Every new construction community has its own set of considerations. Here are the factors worth discussing with your agent before you make an offer on a home in Explore by Del Webb.
New construction timing. The community is still under construction. If you are buying now, you will be living in an active construction zone for some time.
