Why Parrish Is Drawing Buyers from Across the Country in 2026

If you have been watching the Sarasota and Manatee County real estate market for the past few years, you have probably noticed a name that keeps coming up: Parrish. What was once a quiet rural crossroads in northern Manatee County has become one of the fastest-growing ZIP codes in Florida, and the pace shows no sign of slowing in 2026.
The question I hear most often from clients is not whether Parrish is growing — it clearly is — but why. What is actually drawing people here, from first-time buyers to retirees relocating from out of state? Here is what the market is telling us.
Where Is Parrish, and Why Is It Growing So Fast?
Parrish sits in the northern part of Manatee County, roughly halfway between downtown Sarasota and downtown Tampa. That location — about 30 minutes to either city — is the first reason people take it seriously. For buyers who want access to both the Sarasota cultural scene and Tampa's airports and employment centers, Parrish occupies a practical middle ground that few other communities can match.
The population has grown nearly 300 percent since 2000, with roughly 67,000 residents today. That kind of growth does not happen by accident. It is driven by a combination of new construction, relative affordability, new schools, and the deliberate planning of master-planned communities that offer amenities many buyers expect in 2026.
What Does the Market Look Like in 2026?
The median home price in Parrish currently sits in the low $400,000s, which is noticeably below the medians in Lakewood Ranch and Sarasota proper. That price gap — sometimes called the "Parrish discount" — is the single biggest factor drawing buyers who are priced out of more established communities but still want new construction, good schools, and a suburban lifestyle.
Inventory has grown compared to the peak years of 2021 and 2022, and homes are spending around 88 days on market on average. That means buyers have time to compare options and negotiate in a way they could not during the pandemic frenzy. For downsizers and relocators, that breathing room matters. It changes the experience from a pressured race to a considered decision.
What Communities Are Driving the Growth?
Several large master-planned communities have shaped Parrish's growth. North River Ranch is a 2,600-acre development planned for roughly 6,000 homes, with parks, trails, and a future town center. Rye Ranch, built by the Kolter Group, is another major community with builders including Lennar, DR Horton, and David Weekley Homes. Seaire introduced something new to the area: a seven-acre crystal lagoon as the centerpiece of the community.
For 55-plus buyers, Del Webb has two communities in the Parrish area. Explore by Del Webb at North River Ranch offers new construction active-adult living with a resort-style pool, fitness center, and a full-time lifestyle director. Del Webb Bayview is a separate, gated 55-plus community with similar amenities. Between them, these two communities add roughly 1,900 homes for the active-adult market alone.

Who Is Moving to Parrish?
The answer cuts across several buyer types. Young families are drawn to Parrish Community High School, which ranks among the top public high schools in Manatee County with a 97 percent graduation rate. Relocators from out of state — particularly from the Northeast and Midwest — find the combination of new construction and lower prices appealing compared to more established coastal communities. And downsizers who want a smaller home or villa in a master-planned setting, without paying Lakewood Ranch premiums, are finding options that fit their budget.
The median household income in Parrish runs approximately $85,000 to $114,000, suggesting a stable, middle-to-upper-middle-class demographic. The median age is around 42 to 46 years, which reflects the mix of families and mid-career relocators alongside retirees.
What Should Buyers Be Aware Of?
Parrish offers real advantages for the right buyer, but it is not the right fit for everyone. Commute times to downtown Sarasota or Tampa can stretch to 40 minutes or more during peak hours, and the area is still building out its retail and dining options. While new shopping centers and restaurants are opening, Parrish does not yet have the walkable downtown that some buyers expect.
For downsizers specifically, it is worth comparing the monthly carrying costs carefully. Many of the new master-planned communities carry both HOA fees and Community Development District (CDD) assessments. These are not hidden costs — they are disclosed as part of the buying process — but they do add to the true monthly cost of ownership in a way that is easy to underestimate when comparing against an older home with no HOA. The other consideration is insurance. Florida homeowners insurance remains expensive across the board, but Parrish's inland location helps somewhat. Newer construction with updated building codes means premiums that are generally lower than coastal properties, though still significantly higher than most out-of-state buyers are used to.
Is Parrish Right for You?
For buyers who value newer construction, planned amenities, good schools, and more affordable price points than Sarasota or Lakewood Ranch, Parrish makes a strong case. For those who prioritize walkability, an established downtown, or proximity to the Gulf beaches, other parts of the tri-county area may fit better.
