The New Snowbirds: How Part-Time Buyers Are Shaping the Sarasota Market

A new kind of buyer is showing up in Sarasota, Manatee, and Charlotte Counties: younger snowbirds in their 30s and 40s who can work remotely and split their time between two homes well before retirement. In September 2026, Florida Realtors reported that these buyers are reshaping home searches across the state, bringing wish lists that go beyond a winter getaway. Much of the evidence is still anecdotal, but it matches what I am seeing in the field. Here is who these buyers are, why the airport matters, and what the shift means if you are buying or selling.
Who are the new snowbirds?
The classic snowbird was a retiree with a paid-off home up north and a Florida condo for the season. The new buyer is described in the Florida Realtors report as a hybrid between a digital nomad and a snowbird: someone who brings a career along, not just a suitcase. Remote work lets them keep their income, their employer, and their home base in another state while spending real time in Florida. The same report notes that seasonal buying is no longer strictly tied to winter, and that agents in parts of the state are now busy through the summer months that used to be quiet.
Why is SRQ part of the story?
A part-time home only works if getting there is easy. Sarasota Bradenton International Airport closed 2025 with a record 4,514,781 passengers, up about 6 percent from the year before, and wrapped a roughly $200 million expansion that added the five-gate Concourse A in early 2025. Airlines keep adding nonstop routes from Northeast and Midwest cities, with several carriers expanding service into 2027. More direct flights from where snowbirds already live mean more buyers who can realistically keep a foothold here, and it quietly changes how buyers compare Venice, Lakewood Ranch, or Punta Gorda against the hassle factor of a two-airport trip.
What are part-time buyers looking for in the tri-county area?
Based on the requests I hear, the wish list is practical before it is glamorous. Buyers want a low-maintenance home they can leave for weeks at a time: single-story condos, villas, and townhomes with association-managed exteriors, so the lawn and the roof are someone else's worry. They ask about internet reliability before they ask about the beach. Airport proximity matters. So does a walkable town center, which is why downtown Sarasota, Venice, Wellen Park, and Punta Gorda keep coming up, along with the maintenance-free neighborhoods of Lakewood Ranch. A home that works as a lock-and-leave base, with room for guests, tends to rise to the top of their list.
How does this affect full-time buyers and sellers?
For sellers, the seasonal calendar still runs November through April, when the deepest group of buyers is in town, but the pool is wider than it used to be. Homes that easily support a part-time lifestyle, and listings that work for a remote buyer, get attention year-round. Video walkthroughs and honest, detailed photos matter more than ever, because many of these buyers will make a decision from another state. For full-time buyers, the main effect is more competition in the neighborhoods part-time buyers favor, particularly near the water and close to the airport, and a market that stays active in the summer instead of going quiet.
What should you watch before buying part-time?
Three things deserve a close look. HOA rules, because many communities cap or restrict rentals and some require owner occupancy. Insurance, since carriers have rules about how long a primary-insured home can sit empty. And the homestead exemption, because Florida law limits renting out a homesteaded home; if you are splitting time between states, my guide to the Florida homestead exemption explains how the occupancy rules interact with your move. For anyone weighing a second home or a seasonal base, I walk through the financing, management, and lifestyle questions in my guide to buying a second home in southwest Florida. And if you simply want to know what winters here really feel like, this honest look at snowbird season is a good place to start.
