Babcock Ranch is the dominant new construction community in the region, ranking #4 nationally in 2025 with 1,066 homes sold. It averages approximately 10 closings per day and is approved for 19,500 residential sites on 18,000 acres. Key neighborhoods include Palmetto Landing (DR Horton, 499 homes), Crescent Lakes (Meritage Homes), Willowgreen (Lennar), Northridge (Pulte Homes, 322 homes), Lake Timber (Florida Lifestyle Homes), and Sabal Glen at Midtown (Toll Brothers). Homes range from the low $300,000s to over $1 million. The community is notable for being powered by a massive solar farm and is designed as Florida's first solar-powered town.

Amenities: Solar-powered community, Babcock Ranch Town Center with shops and dining, Founder's Square events venue, parks and nature preserves, walking and biking trails, schools, pickleball and tennis courts, community pools and fitness centers.

Punta Gorda / Harbour Heights

Punta Gorda, Charlotte County

Punta Gorda has a strong new construction market centered on established neighborhoods like Harbour Heights and newer communities on the city's expanding east side. Cassia Bay is a newly announced 222-home gated community by Pulte Homes off Burnt Store Road, with no CDD fees and homes starting in the upper $200,000s. Punta Gorda Commons East is a proposed 360-residential-lot subdivision under review. A major 1,735-home master-planned community by GreenPointe Holdings (426 acres) broke ground in February 2025. Homes range from the upper $200,000s for attached villas to $600,000-plus for single-family homes.

Entry-level new construction starts around $375,000 for townhomes and villas, with single-family options in the $400,000s to $500,000s. Port Charlotte benefits from a growing retail and healthcare infrastructure.

Amenities: Charlotte Sports Park (spring training home of the Tampa Bay Rays), Port Charlotte Beach Park, Tringali Park and Recreation Center, Warm Mineral Springs nearby, golf courses, and access to the Myakka River and Charlotte Harbor.
