Relocating to Sarasota

Moving from Virginia to Sarasota, Florida

Virginia has a well-established migration pattern to Florida, and the Sarasota area benefits from it significantly. Whether from Northern Virginia's D.C. suburbs, the Richmond area, or coastal Virginia Beach, residents are drawn to Sarasota for its combination of lower taxes, warmer climate, and a pace of life that feels less pressured than the Mid-Atlantic corridor.

Why are Virginia residents moving to Sarasota?

For Northern Virginia residents especially, the tax savings are substantial. Virginia's state income tax ranges from 2% to 5.75%, and property taxes in the D.C. suburbs are high. A household earning $200,000 annually in Fairfax County could save $5,000 to $8,000 or more per year in state income taxes alone by relocating to Florida. When combined with lower housing costs for comparable homes, the financial picture improves dramatically.

The lifestyle pull is equally strong. Virginia winters, particularly in the northern part of the state, are cold and can be icy. Sarasota's mild winters — daytime highs in the low to mid-70s from December through March — make outdoor activities possible year-round. Virginia's coastal areas give residents an appreciation for waterfront living, and Sarasota's Gulf Coast beaches, with their powdery white sand and turquoise waters, raise the bar considerably.

Key comparison points

Taxes

  • Virginia income tax: Progressive rates from 2% to 5.75%. Households earning over $200,000 pay the top marginal rate on a significant portion of income.
  • Florida income tax: Zero. No state income tax on any income type.
  • Virginia property taxes: Effective rates vary by county. Northern Virginia rates typically range from 1.0% to 1.3% of assessed value.
  • Sarasota property taxes: Effective rate of approximately 0.93% to 1.22%, with homestead exemption reducing taxable value by up to $50,000.

Housing costs

Northern Virginia's housing market is among the most expensive in the country outside of coastal California and New York. A $700,000 budget in Fairfax or Loudoun County might buy a well-maintained townhome or an older single-family home. In Sarasota, the same budget purchases a substantial single-family home with a pool, often on a larger lot. For buyers coming from the Richmond or Hampton Roads areas, the price difference is less dramatic but still significant.
